Orindudu(aka gberigbede) common around Ogun state and part of Lagos state.
It’s in same class with itara and parapuru

Wood prices in ogun state and Lagos are in 2 classes
1- Alamole
2-bandsaw
Alamole are usually cheaper but the size are not accurate and it’s always bend.

Bandsaw are more costly than “Alamole” but it do come straight and and accurate in measurement.

Do your findings very well when you get to the sawmill

I just smile!

Here are some of the things that determines your build cost:

One would ordinarily imagine that a build in Ijebu ode should be very cheap na�

1. Unregulated Building Material Price

1 Volvo Truck of Sharp Sand in Ijebu Ode is between N33k - 35k. That’s crazy when compared to the cost of sand in Lekki.

The same sand cost 17k in Ibadan and Sagamu.

Now if a contractor in Ibadan is asked how much it’ll cost to do foundation of a 3 bed bungalow, he might advice based on his environment without considering the variables.

2. Land Topography

It’s very wrong to give an estimate without a physical assessment of the land where the project will be executed.

3. Shady Contractors

I don’t know how to explain this. Some people just want to jump on a project at all cost. The easiest way to know this is to ask them to break out the cost as follow (let me use layman terms):

Substructure/Foundation -
Digging, blinding, block work, sandfilling, DPC

Superstructure -
Block work, lintels, columns and beams

Roofing Sheet/Woodwork -

M&E including Electrical Wiring -
Plumbing, Electrical Pipe work and wiring

Plastering -

Ceiling -

Toilets/Bath fittings -

Wall/Floor Tiles -

Window/Burglar Proof -

Doors -


These are reasons why most projects get stucked half way. It’s simply because the owners were wrongly advised.


I love the way @DubemCapital1 lay out the costs but please always add that this is just a guesstimate. The final build cost will be determined after physical site survey is carried out.

But for those like me who want to manage their kobo kobo project without going to LAPO, here are tips for you to manage your build:

1. The project is your personal project. So you’re the Project Manager. There's no need for extra cost or fee of supervision or project management fee. Always come to Nairaland to tap from others who have successfully built their house.

2. Negotiate like no man’s business. There’ll always be someone who’s willing to do a good job just to showcase himself.
My plumber saved me over 300k on a recent project. How? He was sick for over 2 years and he’s just getting back into the business. So, he need jobs.
This is someone who have done over 3,000 houses in Lagos.

So don’t be afraid to negotiate!

3. Buy materials (sand, granite etc) from those who own their truck. They’ll sell at 1k or more lesser than the suppliers.

4. Ignore DPC but FILL UP your hollow block holes with polythene and blind with cement and sand.

Edit: Use Slurry Concrete (I know there are construction police around grin)

5. Use 6 inches block where possible. Using 6 inches block means less cement and sand usage.

6. Precast lintels instead of the traditional lintel construction. Pretty easy and it eliminates the need to pay extra on woods and carpentary labour. You can engage 2 labour to handle this for you.

7. Use Sliding window without net. Net installed separately or install later when pepper rest grin

8. Used 12mm iron rods for the burglar proof window. Check out from your local welders for some nice 12mm burglary designs.

9. Use panel doors from local sawmill

10. Tiles in the living room and screeded floor in other rooms.

11. Go for chamberless outdoor plumbing. Use well ring for the soakaway.

12. Asbestos ceiling in all room except living room. Ceiling noggin at 2 x 4 on the exteriors and 4 x 4 in the interiors.

13. Used block construction for the kitchen cabinet with only the front covered up.

14. Used soil excavated from the septic tank and soakaway for Sandfilling the building.

15. So many other cost saving methods can be explored.

16. Always make the boys happy all the time when you’re on site.

If you go this route, you'll see that you can drive down your cost by up to 40%

I assume you know Diamond Estate, Sangotedo. He did more than 70% of the buildings there and many other estates.

If you read my message well, I never said he did 3000 houses this year. I said he has done over 3,000 houses in Lagos.

it is well, Diamond estate is a story of another day. I will love to no that plumber. I agree those numbers are suggestion, on this platform we have see a lot. Sometimes you read questions about things that contractor pretending to be lay man then get those answers to go get contracts. This are some of the reasons why many of professionals stop posting stuff like before.

Plus the doors, gates even though appealing appears to be a collection of different welders, which subtly presents the guy as a middleman.

If I were him, I would show myself even on video in my workshop doing the real thing to show that i am the fabricator and not a middleman. That may endear me to the trust of homebuilders. If however am a middleman, I would graciously introduce myself as such, there is nothing bad in being a middleman here. Just be honest and you will get patronized.

Some of these untested guys should know that every post they sent in here whether advert or comment is viewed with serious sceptism from many with bundle of experiences from inception of this thread.

i have no issues with middlemen doing a genuine job and getting paid for it.that is what contractors do.i am just confused how someone cannot spend 5mins to create a content/page and package what ever they selling with some kind of background and reference...they just pop up here.

This thread especially, it's very educating. I paid 400k above the amount quoted for the blockwork, Even with my BOQ, which I knew favours him more. This is just a low budget bungalow ooo.

I have seen a similar situation once, they busted the bubble of an electrician and bought the materials.. then all of a sudden the materials wasn't enough.... the owner keeps buying but it wasn't enough... the electrician claimed ehm ehm.. the person selling the electrical wires was repackaging them and cutting the measurements

but meanwhile he was reselling the materials to guess who The guys brother in law... ( didn't know the 2 knew each other). The brother inlaw was actually the person that supervised the project from ground up till first decking before starting his own build and couldn't handle both plus his regular job.

Ok. I’ll let you know when I’m set to use the boards on my personal project.

For personal reasons (not limited to privacy) I use personal builds for experimental projects to showcase the endless possibilities and not clients projects.
I’m currently working on NextHome20 and lots of these modern stuffs (floating staircase, skylight, pivoting doors, floor-to-ceiling windows etc) will be put into use.

I used plasterboards in NextHome H52 in 2015 but this time around NextHome20 is a purpose-built modern office with even more features.

Pic 1. - Installing Manhattan Skyline mural inside NextHome H52

Pic 2. - We are replicating everything in this pic in NextHome20. I don’t like decorative cornices anyway so I don’t care if it’s tagged cheap or boring.

Pic 3. - I fell in love with skylights and we are incorporating it into our flat roof design.

So I’d definitely be happy to extend an open invitation to anyone who want to see.

Sorry I realised the door I was talking about looks nothing like the first picture but I have the exact door you first posted. Picture is attached. It's a Spanish door.

The other door I mentioned is just plain hardwood (Brazilian) and like I earlier said you would need to get a carpenter to create the matching frame, carve out handle point & get you accessories. Picture is also attached

Good evening all. I'm about to start fully remodeling of a property I purchased. Im not based at home, so my parents are to oversee the project. Please which is the best and cheapest way to deal with an engineer? Giving the project to him as a contract or making it a daily pay? If the latter, how much is the daily service fee for contractors in the Eastern part of the country (Aba) to be precise?. Trying to minimize expenses to the least possible. Every contribution will be well appreciated embarassed
