Oga Sir, I will advise you to stick to what you are good at doing. Its ok to explore your options but if it will take away from your strong deed, abeg, concentrate your energy where you are the best. The sky is your limit already, be patient and remain honest and some kids will read of one SPYDER880 some day.

No one is asking him to do anything different from what he has already been doing.
He can confirm to you that he has a lot of videos that he made while travelling interstates. Videos he has not uploaded online. Informative videos.
Now, he once uploaded one of such videos on YouTube to show the direction to an estate his company embarked upon years ago.

So, all he needed to do is create a dedicated channel on YouTube, and upload videos he believe are relevant and helpful to his business.

In simple terms, advertise more. For free. All it takes is data subscription, and the time spent uploading them, which he can do at his leisure while chilling at home or at his favorite tombo joint.
I don't think this requires further explanation. Not in this digital and online age of driving businesses.

Whose name did you buy the land?

Did you buy the land in a corporate name? Are you going to allocate shares in this company to the buyers of the apartments based on the number of apartments owned?

What is the expected rental income from this property?

The property was bought on the landlords name and not a company name, but I get your point about how the owners will relate, especially where it concerns ownership and control of certain amenities like parking space and water/electrical bills, maintenance of the house etc.

This is why I am more interested in now selling this house as a whole unit to one landlord instead of selling to several people. If there is only one landlord, control of tenants become easier with cautions or quit notices, where there are 12 owners, you can imagine the scenario.

I am in talks with 3 persons on the final selling cost.

We have just three in Nigeria and that is quite meagre for the population.


UPDC REIT with residential and commercial property worth over N28 billion and N4 billion in liquid assets.

Union Homes REIT with residential and commercial property worth over N10 billion and N500 million in liquid assets.

SFS REIT with residential property worth over N2 billion and N400 million.


I have a million units of UPDC REIT and paid me a rental income of 580k last year..


I hope more private equity Investors with billions of Naira investible funds will consider massive real estate investments provided rental income will pay back the amount invested in less than 15 years

Bia, nna anyị... don't be old school. You should have a YouTube, Facebook, Instagram handles at least. I am aware of a blog you created one time. Something called amazing viewpoint or so. Visited it a few times too.

Every serious business must have an online presence now. Imagine how Jeff Bezos made $13billion in ONE DAY! Online, nwokem. Online!!!

YouTube will afford you to make cool short videos to give more info that pictures can't give.

Wait. Hold on. You did upload a video years ago, when you started out with Tigerkenn estate at Ogbeke Nike or so. You made a video while driving from Nike Lake resort to that site. Remember? Without trying to make lengthy descriptions or putting up pictures which may not give the full details, a short video (with a voice-over narration) will do the job.
All those times you drive around some developing and newly opening locations that would be suitable for new estate schemes, just make videos along the way. Keep doing just that. Next, enquires will begin to drop in, asking you for more details concerning certain areas you drove by, and opportunities for businesses opens up through you.
You also post links to your channel on your nairaland handle....
So, why say if you have the time, when you have already done something along that line before?

You must create a dedicated YouTube channel. MUST!!

Beautiful. You said everything I was thinking. I want to see spyder880 grow to a major construction company. But that cannot be done without major online promotions like YouTube, Facebook, Instagram etc. Plus you make more advertising money from those media on top of real estate.

There's a list they usually give which states all the official and non official fees payable at every approval location. Its not the same with every location.

The way prices of most building materials are adding, this house if built now, might cost 20% more to construct. Real estate is a very good hedge against inflation.

Our plan is to fit all the items needed at this stage, plumbing pipes and window hoods before dismantling this scaffolding bamboos.

We have done the plumbing pipes of this house, all connected, we might remove the scaffolding anytime from now........
