In Architect, EVEN IF and i repeat EVEN IF the president of NIA designs a flat (as small as that is) - a year 2 student of Architect would fault it and be justified..... THERE IS NO 1 SOLUTION; just a client brief and a design that best suits that....

However, your comments are constructive because you have attempted to solve any client concern that arises....

The land is 435sqm (20.50m X 21.46m)


* 1 master bedroom, master bathroom with walking closet
* main lounge
* dining area
* bed room 1 en-suite
* bed room 2 en-suite
* visitors toilet
* kitchen *average size**( only dining door and exit door behind)
* ( kitchen store should have ventilation)
* entrance porch
* ante room
* laundry
* lobby (should have a window, to avoid **dark** lobby)

present all the suggestions stated here to your architect, let him come up with an improved design, it's only after he comes up with another design and you still don't like it, then you can sought for another architect. there is no plan you'd post here that would be 100% faultless, atleast he has put in effort, no one knows it all.

Before you go ahead with the edit and revisions, get the accurate measurement of the land or probably the survey.

The plan you have won’t fit a 20 x 21 plot of land. It’s a very big building.

Infact, most building in that estate is built without fence, most buildings are built on all the plot without any parking space. Some built 5 bedroom with bq on that same dimensions . The estate is secure with security, so most residents Park outside their building.

Let him make you a site plan showing the total area of the building and the space left for parking cars and landscaping.

All these are very important. It helps you make better plan.

Wait.. i always thought this was interlocking. Its not? Whats the difference? Is this priced per sqm or what??

I still dey find solid core flush doors o. 60k max budget.

Hollow cheap flush doors and Nigerian made wooden mahogany doors, which is better??

If my guess is right, that concept of flooring is decorative stamped concrete and for now it's the best option for outdoor flooring. Just avoid cheap and ogbonge installer/contractor and you won't regret.

You can count on me, because I am a decorative stamped concrete specialist.

That's a 1:4 mix & depends on owner.
Some people make only 10 blocks out of a bag of cement. But a 1:6 mix ratio is very ok for plastering.


Certainly every mix depends on owners' perogative. Please if you have any pix of a building that is recently been worked on with this mix kindly share pix with us here and possibly the type of plastering sand used.
I like to learn new things and new ways.

Duplex won't protect you against this kind of burglaries.

It happened to my parents on a new year eve. 2 of my sisters had their phones under the pillow while they slept, the phones were gone too. They even took the entire basket of fresh fried chicken meant for Newyear celebration. Pieces of chicken was found in a straight in a path to a nearby bush.

Every one slept without any idea until they woke up to discover things missing.

Someone later told us how they do it but I will rather not say for fear of providing info to upcoming burglars here.

In my opinion a duplex is part of the foundation that I seek for my ultimate protection.

Actually the better wordings would be , clients should learn to communicate to the architect what they want and what they can afford.

The client owns the build , he is the employer of the architect. Lots of times people contact an architect to design a 4 bedroom duplex for them with a masters bedroom. That's it!! Then the architect will go wild grin grin

Some folks are regretting their build because they weren't fully involved in the design process, the build did not capture the "dream" that they wanted to bring to reality.

Another guy in my what's group commissioned an architect for a 4 bedroom bungalow. And oga architect delivered. He returned to the country to visit but wasn't happy... venting.. hin must kill the architect, architect built nonsense for him grin

I asked , what was his brief to the architect.. he said to build a 4 bedroom bungalow! I asked how many rooms are they, he said 4 and I said very well then, you got 4 bedroom bungalow grin
He said the architect should have known to make it all ensuite, this and that... hmmm... seriously? An architect should tell you how to spend your money? Should tell you what to like??
I have a different opinion about client and professional(architect) relationship, client uses instinct of attraction to source product (building) whether it's compatible, affordable, compliant, durable, suitable etc is irrelevant in the first instance, it's the duty of the professional to bring the client to reality of the instance mentioned above.
Yes, the client own the build and employed the services of the architect but he/she must render his professional services without concealing or misleading a client in buying nor accepting a plan, he must exhaust all avenues to get the client to understand the advantages and disadvantages of a product. I know Nigeria have reliable professionals that do their work judiciously but majority have that Alaba market ONE CHANCE mentality toward marketing product.

It's easy to follow up my project from distance, I thoroughly studied my plan before approving work and I get pictorial, live video and audio reports at intervals daily and an independent individuals checking if all the necessity conformed and I didn't find anything different when I am on ground..... it's modern time, there are a lot we could do without being physically present.

I disagree with this definition. At least from an American perspective. A walk in closet has nothing to do with a toilet.

Closet is a enclosure for clothes, shoes, bags and personal accessories etc.....a walk in closet is a walk in space for keeping clothes, shoes and person accessories and being that it's spacious you can easily manoeuvre to dress up in it. It could be in concrete, wooden, aluminium or preferred materials.

It seems many people continue to be angst about my comment that an OP here fire his architect from delivering a product that he didn't ask for.

Firing someone doesn't mean that you cheat them. I fired a Tiler recently because he was on the path of delivering a substandard work. I paid him his money and walked him off of my site. Shikena.

I have a schedule of payment that I follow. For example for my foundation I have payment structured for Pegging out, Excavation and Blinding, Foundation Walls, Compacting and Monolithic floor. If I decide to let a crew go, then I am obligated to pay them to the point of work completion.

Just go with the design if you’ve seen a similar build in the estate before.

I believe the parking will be in the area marked below or the dimension of the land is bigger.

At least u have learnt 1:6 is a good mix ratio for plastering by building standard. When I have time to take pics I will share & mention u.

A duplex with some tricky basement will do just fine, security is not only about maximum protection but also measures taken to be safer.

Whatever the name it's being called be it "stamped concrete or Increte", its way better than interlocking or paving stones.

The issue of maintenance arising from pipes(waste or water) beneath the soil should not be a disadvantage. All one needs to do is to do your piping as close by to the building or by the fence in an orderly manner and make those areas green areas and the other section for the stamped concrete. The alternative option is to do some form of casement(block or concrete) to lay the pipes between and the covering should be sealed with partitioned precast slabs that can be easily removed if the time for maintenance arises.

I haven't seen any interlock that didn't look like shyte shortly after installation. I'm still looking for someone that will do stained concrete inside my house.

That's a normal closet but a walk closet looks different here.
Though some houses have a separate rooms for clothing with closet in it.

Baba, when the need arises you’ll understand why interlocking bricks are far better than concrete floors.

It’s not just about pipes only but everything and anything else that might need to pass underground.

You can see I was quick to talk about having no wires fly around in my compound. What I didnt share is that I’ve been racking my brain on how to relocate a pump for years now all because I don’t want to break the concrete.

I just want to move the pump to my generator house. The options given aren’t ok with me so I’m currently living with it.

I don't like the stamped concrete either, looks too colourful for my liking. prefer well finished concrete driveway and well manicured lawn on the Rest of the plot

The other guy in the same estate that used this plan has one of the best structure in the estate. So I guess Ilorin architect are not up compare to lagos architect.

Biko let me live lagos building structure in Ilorin ooo...

For real man! I work in a different environment, such mentality can get you into serious judicial problems, they know how to turn the case against you with the law.
There are more to marketing than just trying to convince someone to buy a product, the same apply to street marketer, I do it and experience it everyday.
I went to source for a new kitchen yesterday, it took the lady over an hour trying to get me to understand the product, advantages and disadvantages.
