For concrete 1:2:4.mix. It could be that the supplied materials quanities are not the right quantities, the contractor is using his own mix ratio or they are diverting your materials.
Get someone to be incharge of record keeping for your site. The person should always confirm the quantity of materials delivered to site and the record materials used. This will help you know what is going on your site..

I’m not always bothered about contractors diverting materials. I’m more worried about the person monitoring and supplying materials to the contractor.

Is the person giving accurate information?

When I find myself in a situation like this, I work from distance because experience have shown me that those people we chose to monitor our projects are the main thieves.

Whether brother-in-law, sisters, uncles, friends, aboki mallam or relatives - my experience with most of these people has always been the same.

If you can’t afford a reputable construction company and engage a professional estimator to prepare bill of quantities for your project, find time to come and sit on the project and only work whenever you’re around.

Contractors too are human being and they should be treated with respect.

Up till date, people supervise my personal builds and I don’t go about telling people “my supervisor is a thief bla bla.”
3 years after one of my project was painted, I didn’t set my eyes on the house and I live in Nigeria.

Typical Examples

I have an ongoing project that requires about 600 bags of cement. The owner decided to supply the cement while I supply other materials.

Two days ago, I was called that the cement has been supplied and the person monitoring the site has confirmed it.

This morning, I took some trucks to the site to deliver granite and we discovered that a drainage has been dug in front of the project and no truck can enter into the property.

The question now is “How was 600 bags of cement delivered to the site and there were no signs of vehicle movement as bush have covered the property?”
The owner asked me to help her check the quantities supplied and I told her “I’m not there to monitor. Ask your son to reconfirm to you ma.”


In another similar situation, I visited a site where the owners younger brother was the one supplying materials and I was forced to ask “Do you guys always sweep the ground after every work done on site. How come there were no remnants of granites, no wood/iron rod offcuts, no binding wires... This is the strangest site I’ve ever visited in my life.”

Apparently he has been conniving with every subcontractors on site to rip off his brother and of course he’s there to monitor the job.

I have these enquiries regarding renting out a property through an agent/property lawyer.
1) On first rent, which other charge(s) is the landlord entitled to receive, aside from the basic rent?
2) On subsequent rents, what percentage would the agent deduct from the basic rent before paying the landlord?
3) How can the landlord curb the agents from charging potential tenants exorbitantly?
Can somebody please highlight important points that should be included in a tenancy agreement.

Suggestion.

Ask the lawyer or the agent to give you the list of fees to be paid aside from your rent.
Atleast you know where they are coming from.

But typically, landlord takes the rent no doubt. But tenancy agreement - the agent or whoever is overseeing the property takes it ( although some landlords, depending on how big the pot is, ask for a cut).

Then you have caution fee, this is usually kept by the landlord and supposed to be refundable when certain conditions are met.

The agent that brought the tenant do give them a bill- agent fee and the agent keeps that.

2. Usually 10 percent but again you could insist on 5%, it depends.

3. Refer to my first sentence.. ask them upfront what the fees are, you could tell them to reduce it if you find it too high...

Again, these things depends on locations, and it varies.. some places even ask for money for landlords kola grin or another baptized name but the money goes to the landlord.

But I would highly recommend that you ask them for these fees upfront.. and then you see where they are coming from, whats on their mind.. then you can address it.

It's actually very easy.

Some people are good actors who hide their ulterior motives very well.

I as a person assume everybody is up and up until prvoven otherwise. So I make what can be considered judgement errors.

How many times have darling artisans/suppliers on here have screwed up despite their otherwise previous stella repute.

Am simply curious. Could someone explain what's going on here. A roofer sent this pic alongside his quotation for my roofing woodwork. Of course, my roof design isnt same as this.
Indeed, different strokes for different folks!

To buttress your point. I am a structural consultant on a project now while my the client is abroad. He's always asking for update on the project even with his men on site. Sometimes he wants video calls just to monitor the project.

Please I want a suggestion based on the quotation my carpenter sent to me for the roofing beam, paraphet and roofing woodwork for a 4unit of 2 bedroom flat, 2 units each of 2bedroom flat up and down.
The building is I think 22.5m by 11m.
I noticed my carpenter fee has been on the high side from his previous work for me when I made some consultations, so I got another carpenter to also make a quotation.
And the difference in the quotation still showed how much his mouth has gotten wide to shocked
But please I need your opinion should as what the base of my negotiation price should be for the quotations below.

Good morning.

I'll advise that you get schedule of materials and labour prepared for the project. This will give you the quantities of materials needed for every item of the project with their corresponding costs and cost of labour.

This way, you can never be cheated again.

This is fine and normal.

Don’t make him ask for updates. Don’t rely on the information his men are supplying him.

I, at some point setup a camera for remote monitoring of activities on site. This is one of the reason I always open construction journals to enable clients monitor and give daily progress report of work/updates.

It’s a cool way of getting the owner who is the project director involved.

Feedback is our third currency grin

For someone like me, I love getting feedback from project site to see if we are actually making progress or things are retrogressing.

I’m not doing this to confirm if the men I have on site are stealing or cutting corners.

For instance, I was at Ijebu Ode last Monday to check the progress of a project we’re handling there. The guys on site sent me a picture I cannot understand and I had to travel down to confirm the actual work done.

Wherever I know I’d be having issues trusting my guys on site to handle for me, I provide them all the materials they need and give them freehand to deliver the job.

I like your contributions here, special kudos for re-invigorating the board but this is a certain shade of 'not good'.

Your client was vulnerable, needed help and you chose to stand aside. Unless there is a deeper issue in the untold backstory, it would not have cost you anything to check for her. Relationshps are concretized in such situations, beyond the mere professional stuff.

As a client, I won't press further but make a mental note ....

But I live very close to an area where limestone is blasted almost twice a week and I felt I should do everything and anything to make my project maintenance free.
Some years ago, I heard a rumour that Calabar - Lagos railroad will pass through my area. I don’t want to wait till that time to do the right thing.

So if I may ask my honourable colleague of structural engineer, is there any problem with using that amount of concrete for gate pillars and beam?

I saw this type of beam (picture below) and I knew that’s definitely not what I wanted.

By the way we didn’t use gravel for the mix sir.
We don't have to use 28 bags of cement
and individuals can use 40 bags
Contractor will start telling people 28 bags is the standard

Now you want to take a mental note of a problem I didn’t create or something I knew nothing about. Me that I was sleeping jejely on my bed expecting to hear that my materials has been delivered.

You see where I’m coming from.

This is a 2,000 seating capacity hall on a major road that was built by people I don’t know and on my first engagement I’m to help confirm the quantity of materials on site. A fully furnished hall for that matter.

It tells a lot about what to expect. I’ll take a mental note too.

I forgot to mention that ”Trust is our second currency.

Would it be better to get the materials and just pay for installation. I am very particular about the quality of delivery and it is a big project 750M2 in total.

I keep repeating it... Personally, I have never liked high roof, regardless of any form of persuassion. I have never used any on my projects. Those who like it can use it.

The issue with the gate is it price, quality of service or quality of materials
when we are doing comparison , we have to be clear of our objective
What does 150kg and 300kg represent?
We have to learn to compare Apple to Apple
Not Apple to orange
Can other welder product a 150kg gate that can keep it's quality in 9 year?

the pan on the first gate is 2.5mm and the pipes probably 1.5mm while the angle iron is 3mm. You spent well and that's why you got a better quality something
