It very okay.
It's a framed structure where all the structural members are constructed before partitioning. In this method of construction the walls are non load bearing unlike the other types where the wall are load bearing.

The partitions can be altered without affecting the structural members.

my suggestions: BOTH PARTY SHOULD PAY A PART OF THE PRICE.

Dframe - there is no need to replace the good; just send his money to him, what if you send a replacement and it gets broken in transit again, would you bare the lose again?

Boye - Kindly take a part to help his business - you can pay an amount that covers transport, or how much a broken system could be or just ask for (say) 70-80% refund...

ANY1 CAN BE IN THIS SITUATION....

I paid a carpenter 100k to do a job for me months back - and his nos suddenly became unreachable ( I assumed I've lost my money) - months later I got a call from him saying he was sick and under went a surgery... he asked about the job, I told him I've done it.... weeks later, I called him to take 20k (which was his workmanship) and return the 80k which was for materials..

This is another B2B abi B2C logistics/supply management issue and something I mentioned last week.

Having a business is never enough in Nigeria, you need to also learn all the intricacies.
Unfortunately government ain’t doing well enough in protecting her citizens. They’re only interested in milking Nigerians without providing any value in return. I don’t think it’ll cost CAC anything huge to provide every business owners an handbook on this (digital or otherwise).
Today, anyone with a mobile phone and an account on Jiji is a businessman.

Thank God you didn’t run into the hand of kidnappers. It’s tough doing online business with unverified contacts. You need to do a lot more to protect yourself and whatever happen in between

Again, this is one area we aren’t getting it right in Nigeria.

Consumer Protection = 0
Suppliers right = 0

We need better legislation on electronic communications and transactions that protect consumers/suppliers alike and also ensure that a proper process is followed by suppliers and purchasers when goods are bought, transactions are cancelled and items returned.

It’s not enough to be firing missiles after every failed transactions. We need to learn and understand how to protect ourselves.

For consumers/purchasers, before purchasing any expensive/cheap/fragile item online, or something that you are a bit unsure about, make sure that you familiarise yourself with the supplier’s terms and conditions and refund policy before making your purchase.

Don’t always be in a rush!

For suppliers, not all that glitters are gold in a faceless world. I’ve been engaged to build 2 house by a man who have just N3.5m in his account. Guess what, he drives a N50m car. grin
Thank God, I wasn’t gullible to deliver all the materials used for the project to the Client’s site. I made arrangement to drop the materials at a location near the site.
I also made the customer understand that I reserve the right of disposal of the goods until certain conditions are fulfilled.
I didn’t waste time to sell off the materials when the agreement was breached.

For suppliers, always exercise lien and retain possession of the goods, until full payment of the agreed price.

Do everything and anything you can to protect yourself and your business!

Don't connect the water supply through the parapet...this will not increase water pressure rather it will decrease it.
There will be no enough head.The best solution is to use weight of the water from d water tank to drive pressure.....as the water descends from the tank it will gain pressure to push up.

It will work perfectly except for ease of maintenance. You will be climbing the stanchion anytime you want to cut off supply to the upper floor.

Correct. This is the only issue. Utility and maintenance.

Water pressure is determined by difference in height between the tank and point of use so doesn't matter if the pipe runs via the ground floor first but any longer pipe run will involve more losses.

so who is correct btw these 2 gentlemen, has anyone tried this parapet approach?. the conventional method has always being coming from the ground up, and if your tank is at least 10ft above the parapet, you would have good pressure everywhere. from my lil understanding of physics/hydraulics, this ground/conventional method will deliver more pressure than the high/parapet method..



i am waiting patiently too for someone to bridge these two perspectives. it looks like the solution is subjective, but im tending towards 'ground-up' approach since everyone seems to agree there'll be no pressure problem with this approach. will ensure the tank is high enough.

Exactly my observation. I wonder how people design/manage homes without a store or even extra space for keeping certain things. To me, I would rather not have a dinning or all these ante rooms but must have a storeroom.

This is the ground floor plan. I havent spoken with the architect to explain the staircase, I myself dont understand the staircase direction or why two. I made only initial deposit so he only released the two attached pics, so I havent seen the 1st floor plan

Is there a way to have an open staircase, rather than this closed one?

I get it now.

I think he’s trying to do something close to the attached design. Although it’s a cutout from a 6 unit of 2 bed design.

One staircase should be fine and he should introduce the 3rd bedroom in the space used for the 2nd staircase beside the kitchen.

A closed staircase is necessary for security of the upper floor. If compulsory, you can add a spiral staircase at the back of the building for the kitchen.

I have got a question oh... almost all the new build both commercial and private.. people tile tile every where some even tile exterior of the house join.

My question is, do people factor in how the weight of the tiles increases the steady load the house is carrying and tiles could weigh a ton.

Do structural engineers accommodate this during the design stages of the house or people assume ehn ehn the house is strong?

There is an abrakadabra in the staircase, one will serve the purpose according to the elevation.
Perhaps, the architect wants you to pay complete before he give you the main design, architect experience a lot from clients grin.

Good evening everyone. Please what is the normal percent service charge I'm to pay the civil engineer supervising the building? He is requesting for 35% of total labor charge which equates to #340550. For foundation to roofing of a 3 bedroom bungalow.

After measurements of the land I intend to buy we notice it's 40 by 60 even though the seller initially said it's half plot but said he doesn't know the exact measurements

The price is been reviewed downward, should I proceed with buying it or the land is too small to build anything

If it's not too small what can I build on it?
It's going to be a single story building

2 units of two bedroom flat downstair - same upstair?
One 3 bedroom and one 2 bedroom downstairs - same upstairs?
One 2 bedroom and 1 self contain?


I want to maximize the land to the fullest to justify the price

I intend living there and renting out others to recover some of the money spent

Note: land is in Lagos
if is your personal house you do not need big space a good arch like darenyx will giv you something sweet.
