When I’m in least doubt, I go with small tippers. Here’s why:

Tbh, I can’t say but what I know is big trucks rob BIG and small trucks rob small.

It’s easy to spot a 5 tonnes truck that’s not full than a 30 tonnes truck carrying 25 tonnes of sand.


Here’s a very good example:

Another contractor on my ongoing project used one trip of 20 tons and a few quantities of sand for his blinding while I use one trip of 10 tons and a very few quantity of stonedust for the same size of foundation; same depth and same approved mix ratio.

He used 10 tyre truck. I use 6 tyre tipper.

Very true, we seem to underestimate the value of QS!
I think l will trust a Quantity Surveyor more, to supervise my building project (as long as l have a competent Builder), than employ an Engineer for Supervision.
Unlike an Engineer, he will monitor the Cost and Material usage, due to his knowledge of material costing and can quickly advise where shortages or excesses might occur and the Builder can double as the Engineer, especially in these days when Architects are also parading as Engineers and Builders.

- Complete and fully dimensioned plans and section. (I really mean complete grin)
- Detailed specifications
- Rates of various items of work (the schedule of rate MUST be followed as far as possible and there must be thorough supervision of the project for this to work).

But I think, it’d be nice to hear from the horses mouth. QS dey here na.

Let’s learn about the following from the QS in the house:

- Contigencies
- And of course, how Bill of Quantities can help to deal with the issues of rip offs by suppliers which is always a major issue discussed here on a daily basis.

Na we dey always complain to the homeowners/project managers before changes are effected.

I’ve been on a N5.5m project that the QS place contingency at 40k. It was not until we enumerated the numerous site challenges that the owner decided to change his approach.

First issue was accessibility. Trucks couldn’t get in for weeks and we had to transload materials to site. This cost about 8k per trip on a project where 40k contingency was allowed.

I can go on and on but let’s hear from the pros.

It should be a blockage. The blockage should be as a result of dirt from overhead tank. You need to remove the shower head and clean the dirt. Also you need to install filter to the discharge pipe from the overhead water tank to filter all the dirt before distributing to the building .

Tell your plumber to wash your overhead water tank too.

Contingency is 10% , the 40k pegged as contingency is an error on the part of the QS.

Happy sunday everyone,

I've got a few questions, hopefully someone has the answers...

1) TILING: How many SQM of wall tiles can one bag of cement install?
e.g. if i have 100sqm of external WALL TILES area to do, roughly how many bags of cement should we estimate?

We will normally just buy bulk cement and monitor, but with the price of cement some computations needed whether to commission the job or not.

2) WATERPROOFING: What is the total area (SQM) that is expected in a full roll of 3mm bituminous FELT?
Since the wet areas to be covered are reported in SQM or liner meter whereas the felt material is sold in rolls... i need to marry both for planning purposes.

Contingencies are estimated with intuition and the percentage ranges between 1% - 5% but not more than 10% (except special constructions).

A QS who allowed +10% contingency must be an extremely generous one. Remember, there’s still variation and supervision

Good morning sir.

As a professional quantity surveyor, I feel the need to attend to some of the issues raised here.

First of all, "Contingency" included in Bill of Quantities is not part of the contractor's money. It's SOLELY THE CLIENTS' MONEY. As such it cannot be expended without the express approval of the clients.

A Contingency sum is the money set aside to cover unforeseen circumstances during the course of construction. The amount set aside depends on the likely risks to be encountered during the construction process. The NIGERIA INSTITUTE OF QUANTITY SURVEYORS have an exhaustive list of these risks. However, some Quantity Surveyors prefer to use percentage due to ease of calculations.

Then there's a "Provisional Sum" included in Bill of Quantities. Provisional sums are monies set aside for foreseeable works but whose scope cannot be entirely ascertained as of the time the Bill of Quantities is prepared.

The instance you gave in your post about the QS setting aside "40k" is that of a provisional sum and not that of contingency.

That said, I want to interest you that Quantity Surveyors prepare Bill of Quantities from "mere specifications" alone even without drawings in some instances. Of course, drawings are also necessary in a lot of cases.

Lastly, like I said before, quantity surveyors ensure value-for-money for clients and contractors.

For the tiling, do 7 square metres for 1 bag of cement.

For the bituminous felting waterproofing, you should have stated the dimensions of the "roll" like you stated in your post.

Thanks man for your response.

I know the felts are sold per roll but i do not know how many meters or SQM are in one roll. That's what i'm trying to find out so i can compute how many units/rolls i will need. Guess i'll just speak to an installer then.

Your info on the tiles area is useful and much appreciated.

If I may?

1) Are all other outlets flowing water?

2) I have a filter at my stanchion and I’ve noticed increased pressure if I bleed it using the bleed needle on the filter.
Yes the kitchen faucet is running well,master bedroom shower which is not brimix is running as well.No filter at my stanchion.will look into getting one fixed.

Good choice, the job looks neat as well.

What I like about this is it doesn't have that "jail" like feel to it.
