I used to know a guy around Mokola but that was a long time ago. I’ll ask from a friend if he’s still in the game.

I’ll appreciate it Sir. Thanks.

When I’m in least doubt, I go with small tippers. Here’s why:

Here’s a very good example:

Another contractor on my ongoing project used one trip of 20 tons and a few quantities of sand for his blinding while I use one trip of 10 tons and a very few quantity of stonedust for the same size of foundation; same depth and same approved mix ratio.

He used 10 tyre truck. I use 6 tyre tipper.
A 20tons truck will lift from 5-20tons, it's simply act of wickedness. After agreed deliver 20tons you now put 7.5tons in the truck to deliver.

Where quantity is good is cheap. Let me explain, my clients need 30tons cost of transportation remain the same even when you load 20tons on the truck. Quantity makes the difference.

Its the only way some supplier scam people. For example a duplex is not to consume more than 120tons all Concrete work that is 4trips but when dubious act comes in you will require 6trips for the duplex, automatically supplier makes more money.

What if he was part of a collective of professionals that include referring architects?

You are right Sir, but in that case, he should not be the one doing the bargaining for Archy works, the Architect in his pool of Professionals should handle it, all he needs to do is refer the job to them.
I remember that Gate of yours on offer, looks very solid.

Oga, were these blocks laid by a Nigerian bricklayer? You sure knows how to get the best out of these crafts men assuming if this blocks were set by a Nigerian mason. Neat and beautiful.

For those of us that likes cottage and antiques building, no need plastering the exterior. Just plaster the interior and mount your gigantic french windows.

My former school in Scotland has lots of buildings with exposed blocks that were well laid without plastering like this one

There is actually a Tool for doing things like that, l bought one of them about ten years ago for my personal use (am trying to remember the name now..) but never got to using it.
But l am sure Baba Lati did not use that Tool, so we must give him credit and same to his Supervisor-Owner of Project.

Sir Kay,

The 8million is inclusive of the cost of land and other pre-building expenses. Too much or normal or small

As regards the number of cement, it's only a projection for me in worst case scenario. See attached my proposed actual materials to be utilised on site

Please, let me ask: How are you able to plaster the Wall with Stone Dust?
I can understand Sharp Sand and Plaster Sand but using StoneDust for Plaster is new to me, kindly explain the Pros and Cons.
Thank you in advance Sir.

Based on my experience, a filter is a required item.

Get the black cartridge because it has charcoal in it.

I change mine monthly and I always cut it open to inspect it.

Baba, would you care to share a picture of this Black Filter with Charcoal, l am interested in buying some.
Price range idea will also be a good addition.
Thanks in advance.

Thanks.

Yah all are correct and I learnt something new.

So I encourage some of the young trades I work with to partner with each other and carry each other along. I know the architect gave them a price to quote based on numbers of rooms and how many floors (should really be per square foot). What I’ll tell them is to let each individual trade negotiate with the client.

I made sure mine didn't exceed one length of wood, which is 15.5 feet... Carpenter was insisting that it's too low. I told him to leave it for me like that

I have an artisan that owes me money. Very shikini money but it’s important that I collect it even if I turn around and dash him. It was a deposit on a piece of furniture about eight months ago.

How do you guys collect in Nigeria? Is it a matter of just going to the PD? Any other method?

Thanks.

Happy sunday everyone,

I've got a few questions, hopefully someone has the answers...

1) TILING: How many SQM of wall tiles can one bag of cement install?
e.g. if i have 100sqm of external WALL TILES area to do, roughly how many bags of cement should we estimate?

We will normally just buy bulk cement and monitor, but with the price of cement some computations needed whether to commission the job or not.

2) WATERPROOFING: What is the total area (SQM) that is expected in a full roll of 3mm bituminous FELT?
Since the wet areas to be covered are reported in SQM or liner meter whereas the felt material is sold in rolls... i need to marry both for planning purposes.

Thanks
*Is the block work neat and straight? Or is the tiler supposed to use mortar to correct errors from your bricklayer? grin
*Can you get plaster sand to your site? This can save you several bags of cement.
1bag per +-12 Sqm of tiles is ok

Yes it has thrown up different opinions and views. We have professionals who are in support and others against.

For me it is dependent on the owner the building.

Foundation

Blocks- 1500 - #225,000 1200. I’m using 1250 for the 2 flat. N150 per block is a good price tho.

Sand- 2 Trips- #56,000 Fair enough. I used 1 trip of 6 tyre tipper per block for Blinding.

Water- #10,000 Ok

Digging- #120,000 Too much. Budget 60k Max. I did less based on the quantity involved.

Granite- #75,000 Is the DPC inclusive?

43 bags of cement- #120,400 Too much for blinding and block setting

Pegging 70k Too much. Budget 20k max.

Casting 130k Is this inclusive of the DPC? If yes, it’s ok. If not, budget 60k

I’m giving you the above based on my ongoing project. I’m currently working on 123 blocks of 2 bed semi-detached bungalows with following details:

- 600mm deep foundation
- 150cm thick blinding
- 1250 blocks per unit
- 22 cement for blinding per block
- Blinding is 55k per block
- 1 1/2 trip of water at 5500 per trip (Blinding and Block work)

Thanks, please advise, how do you think I can handle this

Yes the kitchen faucet is running well, master bedroom shower which is not brimix is running as well.No filter at my stanchion.will look into getting one fixed.

Unscrew the brimix shower from the pipe. If water is flowing directly from the pipe then the brimix is blocked with something. Clean it up and reinstall. Also Checked if they have adjustable opening.
