The land and sea breeze says that at night, the air above sea surface is warmer than the air above the land surface due to the heat retained during the day thus making the upper part of the water to be warmer than the deeper part. It doesn't necessarily mean the water will be warmer at night. If the temperature is high during the day, the water will be warm during day, the land will be warm and the air will also be generally warm. What the theory holds is that during this time, the air above the land surface is warmer that the one above the land surface and at night, the reverse is the case. However, this does not negate the overall drop in temperature.
