I'm planning on moving to Ibadan this December, or latest January.

My budget is N80,000 (but I'm willing to raise it to N100,000) for a nice self-contain. By nice, I mean something that has the following --- water, tiled floor, painted room (if possible textcoat), wardrobe, and every other sensible things.

So I want to know if this budget will be okay. I'm more interested in the words of people who are not agents, because I don't trust these so called agents.

Or if you think that budget won't be enough, do you know of any area where I can find such a self-contain?

I KNOW THIS IS THE WRONG PLACE FOR THIS, BUT THIS IS KINDA THE BEST PLACE I CAN FIND THE PEOPLE WHO CAN GIVE THE RESPONSE I NEED.

No sugar coating, it's plainly impossible, U can't even get a decent self con for 150k in Agbowo. By decent I mean tiled, painted, running water, wardrobe etc. Even a neat single room in Agbowo is now going for 60-70k talkless of q room self with the aforementioned amenities. And to be frank with u, u can't get house without involving an agent now. But u can still try ur luck Sha.

UI environs include
Agbowo, Ajibode(don't try this place, the power supply is very horrible hence houses are more affordable and even surplus), Orogun, Bodija, Samonda, waters and some part of Apete(don't go close to this place too, u will sorry if u do plus houses are cheap here and very affordable)
