I thought I am crazy or something is wrong with my thinking. Tiles every where it was driving me nut. I was considering hard wood but the pricing I saw here seems to make it out of reach. How can I justify spending about $10,000 (#4million) on the flooring of 100 sqm. At least that was what was posted here as the cost of hardwood flooring of 100 sqm few days ago. That is about #40,000 per sqm.

No body can convince me to do that crazy tiling, when I get to that stage I will retain the tile format I have in Europe, to hell with their outdated moisture theories.

Moisture theories grin propounded by Nigerian Engineers.

Please where is the major market for electrical fittings in Lagos situated?

Oroyinyin, Idumagbo, just before Idumota.

I bought all the cables I posted on line yesterday there

It was easy cause my office is on the Island.

It is better than going to Alaba market

Would you dress your concrete cast fascia with plastering before roofing commences to avoid interference or just do a complete roofing and then a complete plastering of the entire building when set?
Am getting conflicting opinions from my caretaker, architect and site engineer.

I did my parapet plastering after wood work, but before roofing. It was splendid

A builder I'm working with on a site said he will like to plaster before roofing, it's just for his own convinience.
The last edge may not be perfectly plastered if roofing sheet is present.

Idumota is a name that always give me some feeling. It was the place I shell out #25000 to buy Sonny TV and VCR when a plot of land was going for #12000 in Abijo. Every time I am in Lagos island the memory always hunt me. The foolishness of my youth. I could have bought NEC or Goldstar(LG) for half the price and be watching that plot(with a 4 room face me face you) appreciating today

Quick Question about painting

My initial layman Idea was to screed my external walls and use satin. However the 2 painters that ve checked the work so far has suggested I go for velvet and skip screeding/satin for external walls. Their argument is that satin peels off after some time due to harsh external conditions.

Can anyone confirm if they ve used velvet instead of satin for external walls? if yes, is this method better than screeding/satin?

More so...How do you prevent soaked wall during painting..I did German floor with the water proof stuff as advised here but I am thinking there is a "painting method" to further reduce this problem. If anyone has an idea of what works...please inform me.

Thank you very much in advance.

I also will like to thank everyone here..amazing work you guys are doing pro bono. it was here 4 yrs ago I realised I could build a house 5000km away from home with lil penny I was earning as Doctoral candidate and in the coming weeks, my 180 m² home will be ready.

For this I say thank you @all and keep the thread alive.

Happy Holidays!

That was 1991. The elderly man who was a cleaner in our office then was from Abijo and was telling us the young one to come and buy land there. I did my industrial attachment at the establishment and was retained Our DG and the Directors and Deputy Directors are all leaving in Ikeja, VI and Ikoyi. I have a 15 years plan of either been a deputy director or a director by which I will move to VI or Ikoyi. What is my business with Abijo was my though at the time.
My 15 years plan was frustrated by incessant strike, when my HND program that was suppose to lasts for 2 years was going to 4 years with no end in site, I "fanchy" out

How about the terrazzo floor? Is it an expensive flooring option? I observed it's seldom mentioned here.

Curious about this too. Terrazzo was common in the early 90s. But I have seen a shift from that to tiles and marble in the last 25 years. Any reason for the shift except for cost? Are there still people doing it and how much does it cost on average?

Hardwood flooring is NEVER cheap. Home or abroad. Since tiles are doing your head in, have you looked into the possibility of importing hardwood floors? In UK good quality hardwood floors starts from about £18 per square meter. That's about about N11,000 per square meter at current exchange rate. You should be able to land it in Nigeria under N15,000 per square meter UK to Nigeria shipping.

Now how was your flooring ( German floor) done? Was it done the Nigerian jagajaga way? You need a smooth polished off floor with good level to install hardwood floor. You can't install hardwood on Nigeria jagajaga floor without preparatory floor work like taking level and smoothening the floor in preparation to lay hardwood floor. This will add to the cost. If you didn't do German floor (DPC), and you are pinning to lay hardwood floor, sorry your challenge is compounded.

Don't forget, you also need an underlay as noise dampener before laying the hardwood. And you also need floor beadings and skirtings and specialist knowledge to lay the floor. All these add to cost. These probably reflect the N40,000 per square meter you were quoted.

As tiles are driving you nuts and hardwood floor is above your floor budget, what do you intend doing?

If your thing against tiles is a mental health issue and personal well being, you need to find the budget to achieve your wish. But if it's for aesthetics, you need to be realistic and practical.

I looked recently into hardwood. It's expensive. The additional costs of shipping and clearing might make it even less appealing. Depending on the scale of the project, it might not be cost effective and then the installation in Naija might not be the best since not many people do it but I'm sure there're people who can still do a good job.
My gripe is seeing expensive million dollar projects in lekki still using low quality tiles everywhere and poor finishes. Quality of materials in these expensive homes are just distasteful. I mean these are $500k to $1m homes. Surely the budget is big enough for more quality finishes.
