ion know much about building as this is my first time and my budget is around 12m for building. ion wanna spend much on building that’s why I’m tryna stay low.

Laundry
Study room
With nice interior inclusive.
if there’s any other thing that’ll be added kindly lmk also.

3 Bedroom can cover 150sq.m of space.

About N12 million naira can build a nice sexy bungalow.

1. Sub-steucture to DPC = N2m
2. Block work = N1.8
3. Roof = N1.2m
4. Window & Doors = N2m
5. Electrical / Mechanical = N1.5m
6. POP & Painting = N2m
7. Cabinet = N1.5m

1 big parlour
Kitchen
Dinning

I spent closed to 10m.
But wetin chopped my money wella is filling each room with clay soil....... to make the height of the room higher.

But if your own land location is level, u can't spend much, highest 8m is ok.

My candid opinion: 1) To reduce cost for you in general, since there are so many good architects here, auction out the design. i.e tell us the plot size (length and breath of the land). Then interested parties can submit their preliminary designs in like a week. This way you can choose a good and cost friendly design.
2) I read you want your mom to supervise the project. This is only a good idea if she's in the construction industry. If not, handing out a construction project to someone not knowledgeable enough in the industry might be a problem. Because they will most times good for materials with cheap price without taking into consideration the quality of the said material. Trade secret: it doesn't matter whether you're supervising the project with a Hawkeye, if the contractor wants to cheat you, he will. It's advisable to give the project to someone that knows his trade.
3) Prices of materials always hike during this period and beginning of each new year, don't know why. So you might want to wait for the price to come down before embarking on the project

Here to learn but I would advise OP to avoid postponing the project. There are still good people out there who can help with supervision, if you are afraid your mother could take 10% of the project fund to Pastor Tunde Bakare grin

Also, there are likely to be flaws in project supervised by oneself especially when you do not have knowledge in survey/building

How experienced is your mother in building supervision. I asked because I wouldnt want these builders to cheat her. If she is experienced, then its a done deal for you. Else, you should consider doing the supervision yourself.

If u have 12m plus land, start a duplex.
I'm not saying 12m will complete it, but u will go a very long way. If u have monthly income, then u shud be done in a year plus ur 12m.
Better to finish a duplex in 12 months than complete a bungalow in 3months. U will get bored of the bungalow

The simple truth in building, if u supervise your building by yourself. U will gain alot...

Imagine, when my carpenter gave me roofing quotation.
Nearly 1.5m

I went to market with him....
At the end, I spent 800,000.00 naira.....
