Clay soil is no no in building industry because it shrinks during dry season and that can cause movement in the foundation, but laterite (red mod) sticks together when compacted.

I'm not saying 12m will complete it, but u will go a very long way. If u have monthly income, then u shud be done in a year plus ur 12m.
Better to finish a duplex in 12 months than complete a bungalow in 3months. U will get bored of the bungalow

How experienced is your mother in building supervision. I asked because I wouldnt want these builders to cheat her. If she is experienced, then its a done deal for you. Else, you should consider doing the supervision yourself.

It will finish the building with a good interior. What I meant was that the term "good interior" is relative. if you want to start importing high quality Italian marbles as floor and wall finishes, high end electronic gadgets for the house and so on then, the money might not been enough to finish it.
But if it just a normal finishing like good tiles and paint job, moderate electronics and kitchen elements etc then it's more than enough

Don't terminate the project because building materials go up all the time.
Let your mum supervise it.
Block work doesn't cost much and not too much problem.
It's the finishing that takes money, depending on your taste.
This will require your personal judgement.
The type of roof
The type of floor
Your bathroom
Kitchen Units of your taste
Wardrobes etc

People normally concentrate on the essential and gradually work on the finishing. All the best

Don't build a house worth 12m on a land of 550k. Get land in a better location. You will still use the same amount to build in the better location. I am talking from experience. Real estate is about location. I am not expecting your land to worth nothing less than 1.5m to 2m or more if your building is going to worth 12m.
