hi peeps,
pls i need some knowledge here.
i live in the uk and am trying trying to buy a land on the outskirt of lagos.
its for rental purpose,
i would love it to be lagos but the price am getting is too expensive.
after much thought, someone said they could get me land in lusada for #800,000k or after the toll gate
before badagry for about #1.5million.

i dnt know any of these areas so am hoping pple here would be able to help.
how developed is lusada?
is 800,000k a reasonable price for this area?
how far is lusada from the new 8 lane badagry road,
how good is the road leading to lusada.

all contribution highly appreciated.

hello.
I'll try ma best to answer your question, but note i'm not a ppty broker, but rather i have purchased an acre in d said area's vicinity.
Lusada is after agbara but they are in the same ado odo/otta lga in ogun state.
Its proximity to the ongoing 8 lane badagry exp way is about 10 mis drive doing 45mph.
Since you want to develop and rent out, be warned as per now, the lease will be 45% of what obtainable @ mile accomodation.
@ 800,000 its on d high side, i got mine @ 450k per plot in the next comm after lusada named ado odo.

haba, its not dat bad. A lot of people know the place, the traffic along its road and d int'l food market situated there says it all. Its close to ogun ftz given to d chinese.
Good building and awesome factories, schools, universities, farms are all abound. Its a good speculative investment, but d price u r being sold is on the high side.

Be warned, you are entering proper Omonile territory!! Make sure you do your homework before you part with cash. 800k is steep but it is more developed than Agbara, that remains an industrial area and a goldmine for land escavation to my horror. Ogun State officials for land matters are re.tar.ds!!

Lusada has what I believe is the best food market (every 5 days) and makes for easy commute to Lagos (via Ota) and Unilag on a good day. It also is fairly close to Badagry and Seme, Cotonou but I wouldn't have put it at 30mins. Has a fairly dynamic mix of people as it houses Crawford University and a large church, (Christ Apostolic Church? Camp of some sort)

I would, if I were you, buy land from an estate. I think it is easier as the ownership can be easily verified. This your 'guy', do you know him? Be warned as you don't live in Agbara. My lawyer's colleague, a seasoned Agbara conveyancer was duped on land matters. So I tend to paint the lawyers with the same brush as the agents.

I consider myself well travelled but I would choose Lusada with its Village-y outlook (they make bucketloads of fufu) over most ghettos in Lagos anyday.

thanks for taking the time to post on my thread.

i have been wanting to buy land for a long time but too scared of being duped or dealing with omonile.
but now am being priced out of the market, the more i wait the more expensive things are.

the guy helping is the contractor to a friend of mine.
he has helped the family purchase anout 6 lands and built 2 houses for them.
i have never meant him, neither has my friend, but my friend's family know him well. he is renting one of the houses he helped them build and pays the rent to my friends mum.

my mum went out yesterday and got a land in the area where ait is,(thats the description i got) u get to the street before u get to ait compound but they want 2.5 million for it. if i buy that my uncle that i have known from birth could help me watch it and my mum cud alsoplay a part. but ddat amount of money would tie me down for along time and i dont know if its worth it.

my plan is to open a guest house and maybe a hall on the plot.

so wat do u think?

my 2 cents.
Alagbado is for now more populated than lusada but both have same proximity to main towns in lagos(imo).
But for real, u cant beat the pop and infrastructure explosion that will hit lusada and environs when the 10 lane road will be completed and commissioned.
If i was in your shoes, would buy an acre @ lusada (in one of d estates) with dat money and fence it 3 coaches round den sit tight for the next 3-4 years, resell 3 plots and use the pay to build my desire on 1 plot and use 2 plots for ma self. That's how enterprenuer thinks.
No disregard to mum and uncle idea though, but u should ask urself if u r an investor or a retiree, den dat should fuel ur decision.
Lusada is more akin to lekki in infrastructure, than alagbado, which is more like a potential iyana ipaja in future.
As i said, ma 2 cents

But being an enterprenuer myself and fully based in dis country of ours, we tend to see things as it is.
My dad was no financial wizkid, nor ma mum a biz tech guru, so if i need advice on this, wouldnt it be out of sorts to run to dem?
Unless if 'ur uncle since u r a kid' is a coren recognised surveyor/draughtsman/build techie, den u should grapple on any tit bits of ppty investment dat drop from his speech.

Then, i keep wondering how somebody ever got enuf cash to own 3/4 of egbeda, 1/3 of iyana ipaja, 5/8 of okoko/orile/coker etc, till i realised they invested when there arent no street lights, no asphalt roads, no thru fare bridges over canals, no infrastructure, then 20 yrs down the line, and 50ish old man took a new wife! If u catch ma drift!
I was reading 'illetirati blog' by esco on ppty in lekki and what hype has caused, and i was really glad i avoided throwing millions in another village, when the tenants are already planning on relocation!

To my own xperince, i tink lusada wil be very ok talkless about d yet to finshed 10 lanes and d type of d industry dat d place attract but what it is important for u to becareful of who you are dealing with wen buying in such area because a lot of land scam happen, anoda area i will suggest after dat lusada is berger areas, i tink d two places is very pick for development nw! Yes lusada is a very good place, and D company Dat are going there no Dat D land is a very good dry land, Dat is why dey are going there. There are companys there and estate investor. but i have some thing for u becos some of D land omolela use to do things Dat some body we not like. I am telling u becos i live there, some are good some are bad. I have a land Dat is up to 200 and 20 accars to sale out it is along D road with chinese free trade zone, u can come and see it or yr brothers in D conutry can come too. and dis land i am tell u about it is D king of D land Dat is going to give u D receipts of D land. i am one of is son i live in lagos apapa but i use to go home weekend lusada is D place investor are going in Dis conutry. i just ran into your thread while searching for some rentals rates for properties in/around badagry.

As a background, i have some plots of land just after Agbara, along badagry expressway, and one just after Lusada.

I've been around the "estates" in the Agbara/Lusada axis,and i can comfortably tell you that the ones from a company called Strategic shelters are the best, especially their Royal Palm estate. Lots of some of those so called estates are glorified omo onile's.

Now to your question, i bought a property in an Estate called Royal Palms estate, its a few minutes away from Lusada. They have an 18 month payment period,the plot i bought cost N2.8M. Dont know if its changed. They have regulations on how/what you can build, so its not an anyhow thing. They seem pretty organised. I know the owner of the company, and i've been on their estate site twice in the past 18months whenever i'm in the country.

I dont know if its the sort of thing you want, but you can contact them on their website. If you need more info/clarification, let me know ok.

the place is very good place to buy a land and u no that land gos up every day so do what u want to do be for is too let, i live there in lusada igbesa. i have a land too in lusada igbesa agbara industral estate if u like to call me this is my +2348092624292, the land land belong to my family. if u want to buy land do it fast becos it is going up every day becos of the company that are coming there and estate investor so to me do fast and buy from good people GOD be with u by.

I have a 100ft x 200ft lot in Area4 that am in the process of making a decision on what should go on the land. Going home in two week to do this. Thanks

hi, yes they are occupied. it didmt take long to get tenants, but the price was quiet poor.

160k for a 2bed bungalow.

i think u need to ask locally about the demand and price of properties in ur locality.

dont ask friends or relatives, just go to a letting agent and enquire.

i stay around OPIC. there are so much estate springing up here from opic down to redemption camp and trust me RCCG is really opening up alot of big opportunities here..
