Goke7: My honest opinion, if visa sponsorship is not required for now, he or she should start applying for civil service entry level roles like project support and administrative assistant, since these roles are project management related that can be a place to start from. Getting straight BA roles can be tricky these days especially if there’s no prior BA experience here in the uk with a reputable company and there’s this general impression that most people are just attending bootcamps to claim BA experience. So civil service entry level roles can be a good place to start and get some good credibility. Thank you so much for this advice |

D1uncle: Try to secure the Senior Support Worker role first, and then apply for a managerial position based on your experience. If your workplace offers NVQ training, request to take part through your supervision meetings and use the opportunity to demonstrate leadership.
In the UK, whenever you see a vacancy, apply — the worst that can happen is a rejection, but even that gives you insight into the interview questions and process. You already have the degree, so now it’s about gaining experience by showing leadership in your current role and clearly communicating that when the time comes. Ogonsbaba: Please, did you get 4.35% with 5% or 10% deposit?. And how were you able to check the rates for a much lower rate by yourself please?? 4.35% with 10% deposit , someone suggested money supermarket.com to check for rates. And I don’t think deposit has any effect on rates. |

kwakudtraveller: That’s a solid rate. Some popular lenders currently have rates as high as 4.95%. Hold on to what you have now, and your lender can survey the market again before you close. Exactly what I did . Application made already and he asked I keep checking on rates for a lower rate. |

deept: do not do this. There will be a conflict of interest. The solicitor will not work to your interest, only want to make his fees off both of you.
Besides any solicitor worth his salt will not agree to this. I understand is just a way to also put the seller on their toes…thank you |

Call their bluff. Estate agent probably wants his commission for the Christmas holidays. Let your solicitor do that which needs to be done and if they are not happy, they can relist the property, get a buyer and complete on their preferred date. Goodenoch: PrettyPacy, there are solicitors who promise competition within speficic timelines and give you a refund if they don't meet it. Our sellers used one that promised 5 weeks and even though they didn't meet it (eventually took 8 or so due to an error on their part which is why I don't trust them and wouldn't recommend them specifically) but it was clear that the financial incentive made them work faster. It's out of your hands. I'd call the bluff of the EA on this and let them know all I can do is get a responsive solicitor . If they're really interested in completing before 20.12, then relisting is is not an option.
In such cases, I'd take more caution and if not a new build would do a good survey The estate agent mentioned the seller need the money to make payment towards the property they are going for and the property was built in 2020. Have already paid for L2 survey but with this issue with completion have ask that to wait. Thanks for your input |

Good evening everyone, I need some advise, my mortgage has been approved and the estate agent is insisting completion date should not be later than the 20/12 but my solicitor is saying they require 8-10weeks for conveyance and paper work and the completion date is not feasible what do I do ? I’m confused . Have contacted 2more solicitors and they confirm same. |

You know interest rates have gone down? you can call your broker/bank back to get better rates on your mortgage. to help you save a few quid on your interest monthly. Yes i did.
