Sue the estate manager. Second, do another document first by ursef and do fence even if is small fence,to Let them know someone occupied d land already. and can't u do CO by urself by going to land office,instead of using estate manager
Thanking you for taking time to contribute to my post. I guess i decided to explore the services of an individual who majors in the area of land documentation processing due to my little or no knowledge/experience in the field, i assumed going through someone who is versed in the area will help achieve timely success obtaining the document and also believed the fillings will be done accurately; but i was dead wrong.

I have the property completely fenced to the highest height possible, with standard gates which are always padlocked.

Even though an application is under processing at the lands, is it possible to submit a fresh application as you earlier adviced?

Also, How can i let the lands know someone is already occupying the property? Could that have been triggered by the application already submitted?

Suing this guy is something i am seriously considering, as long as it's going to be productive or compensates me in a way for the stress he has put me through over the years.

Good day to everyone on this forum.
I am urgently in need of help from experts who are knowledgeable about land documentions in Ogun State.
I have been working on securing a CofO for a little over 3years now for a parcel of land purchased somewhere Sagamu area; through a qualified Estate Manager. Everything required of me by the Estate Manager had been fully satisfied, all the documents needed provided and full payment demanded for the processing also paid, but i am completely stressed and disappointed as all i get from this guy are failed and empty promises in regards to the issuance of the document. Some of the lines i get from him are ---The governor is too busy to sign the doc due to election campaigns, it will be signed after campaign, the gov is too busy to sign the doc etc. After 3yrs the stories are not looking to end any time soon.

What has been achieved so far:
Officials from the lands visited the site in 2022 for measurement and verification; and a publication made on a national newspaper more than a year ago. Everything has stalled since then.

I am really exhausted at this point in time, given the stress the situation has put me through, i am appealing to anyone/everyone who can help me with an advise/support/services on what next line of action will be suitable and effecetive in addressing the current situation i have just found myself.

If i may add, i am very stressed now as the Omoonile are increasingly on the prowl in the area to grab any land they deemed fit.

All help/Advice/Services will be very much appreciated.
