A home is gotten when you look for comfort based on your fantasy, but a shelter is a necessity, and a building becomes a shelter when it can prevent rain,water,sun, strong wind and other climatic elements from affecting the occupants- human,animal, living and dead loads with personal effects.

As far as I am concerned the moment you have your roof placed on a building, other things are important but they are basically needs. You can’t move into a house without a roof , but we have seen people living in a house with no window or makeshifts windows covered with ordinary bags and cardboards.

So it is very important to calculate the dimension of the true length of a roof members. These dimensions are essential to determine the accurate span of Rafter, Wall plate, Tie beam, King Post, Overhang, Purlins, fan struts etc.

Residential timber-framing construction clearly differentiate between spacing and span Spacing the centre-to-centre distance between structural members, unless otherwise indicated.

Span the face-to-face distance between points capable of giving full support to structural members or assemblies. In particular, rafter spans are measured as the distance between points of support along the length of the rafter and not as the horizontal projection of this distance.

Single span the span of a member supported at or near both ends with no intermediate supports.

Continuous span the term applied to members supported at or near both ends and at one or more intermediate points such that no span is greater than twice another.

Span/length calculation for roof members.

As can be seen the span of the rafter in the figure below is not quite in agreement with the Code but we will use the figures for the rafter span as calculated below.

I just want to ask a simple and straightforward question, sir ... what is escrow and how the process goes ?

The basic and simple explanation for escrow, is that it's the 3rd party with responsibilities that comes between 2 parties transacting... However, for further explanation escrow is the actual process wherein the buyer and the seller deposit funds and relevant documentation with a neutral third party, which holds them in trust until all the conditions of the sale are fulfilled. This allows for a more seamless sale and minimizes risk for both parties. Escrow opens once both parties have signed the purchase agreement and delivered it to their escrow holder along with the escrow instructions. A good faith deposit (earnest money) or initial down payment is typically delivered at the same time. The escrow holder will then process the escrow according to instructions/agreements..

In the current world of technology now, we have a multiplatform strategy with a particular focus on online and local marketing. To begin with, you should make sure that the property is priced right and that it’s in good shape and ready for viewing. Then also ensure that it’s visible in top sites such as Nairaland, Nigeria property, etc Ensure to also treat each property as unique, so you can always modify your plan depending on its features and your needs. Whether or not this is the best marketing strategy is up to you to decide but since these strategies as been working well for me, then I must be doing something right!

There existence is actually of a great importance to the neighborhood in view, I will explain though...

These associations ensures that all real estate assets around the neighborhood maintains or even improves their market value over time and some other benefits, great isn't?

A good illustration; assume you have a roommate that always ensure that the room and surrounding is neatly kept or tidy (room A) Versus you having a roommate in (room B) who cares less about all that..

When you have a visitor come examine room A and also room B, you will surely observe that the room A will always maintain it's market value above the room B..

That's just the simple logic

It's indeed the next gold mine, will give reasons along illustration... Firstly, Do you know that 100% of the world population as one or two things to do with real estate directly or indirectly? Anyways, thats just by the way but few reasons why its the next gold mine is as follows:

1. Real Estate as a great number of users globally either directly or indirectly
2. When you invest in real estate, 99% of the time theres is always an assurance of you getting back a good Rate of Investment (ROI). However can be different depending on the property.
3. In a matter of time real estate assets always increase in value...

just to mention few reasons, then the illustration

invest in houses, cars, lands etc today and give all investments a 5 years interval... come back to them after that time as see which one of them makes you richer just as mining a gold...
