THINGS TO CONSIDER BEFORE RENTING A PROPERTY Renting a new home is a very exciting thing to do but most times, it could be very engaging and overwhelming when you don’t plan. Virtually everything you do in life requires extensive planning and process to accomplish the plan. Renting is a good housing option for starters but like every other housing options, renting has its Pro’s and Con’s. If you are considering renting for the first time, make sure you understand what your basic rights are! To help you in your search for a new home, whether you are a previous tenant looking at moving to another property or you are renting for the first-time, there are some very essential tips you need to consider before renting a property. The tips are listed below; 1. DECIDE ON YOUR NEEDS UPFRONT Before you begin your search for a property, you need to be very sure about what you want so that along the line you would not get confused or tired. If possible write them down for future reference or when you eventually pick a property, you can go through the list to make sure that at least your basic needs are covered because most times we tend to stray especially when the search is becoming so cumbersome and we end up settling for anything just to end the search and concentrate on other things. You can decide your needs on the following aspects; i) Determine your budget: This is the most important aspect of your planning process because it serves as a personal guideline to you. But however, if your office is around the high-end areas where rental properties are very expensive and beyond your budget, look for alternative location that is relatively near your place of work and affordable. In other words, ALWAYS CHOOSE THE NEAREST OPTIONS TO YOUR WORKPLACE. b) Your Place of Worship: Also put your place of worship as determinant factor in choosing your location, though it is not as important as your place of work but most Nigerians are very religious so most times you find out you go to your place of worship as often as three times a week. c) Market Place: The market place is also put into consideration while trying to decide on location as you would want to stay in a place that is not too far from the local market, malls, boutiques, grocery stores, pharmacist, hospital, clubs, schools and every other commercial and social activities. d) Security: In deciding on location, security is very important if not one of the most important factors to consider in choosing a location. If you can afford it, always go for the most secured locations even if you have to pay extra. Security is paramount in everything we do in life and that cannot be compromised in any way. Though most secured properties comes with extra service charge especially large and mini estates, it is advisable to pay extra service charge if you can afford it or get additional security personnel for locations you feel is not secured. e) Good Road Network: It is very important to choose locations that have good roads with well mapped out road network and also fully developed areas. Reports have shown that areas with good roads and road network are less likely to be dangerous and unsecure. iii) Determine the type of property: With your budget already stated, you would be able to determine the type of property you want to rent based on your budget and your actual need. Everybody wants a very big, spacious, exquisitely finished property but not everyone can afford it. So in determining the type of property you want, also put into consideration your budget and understand the market and the segment you are competing in.
