To be honest, I think your Nigeria is kinda different.

I’ve been using automatic gate for almost 8 years now, the only maintenance I ever did was to change my battery.

Guess the amount. It’s just 7k!
My gatehouse is just a complete waste.

I use motion sensors too and automatic sprinklers. These things don’t just pack up. Even when they do, just go to Ogunpa market if you’re in Ibadan or Oshodi if you’re in Lagos, those guys can fix anything.

Motion sensors and CCTV are smart ways to secure the home. This approach is very ideal for personal homes or rental properties where the service charge can maintain the gargets.

Please note that in Nigeria, continuous maintenance of home fixtures is a major issue. It is not a smooth sailing and non issue as it is abroad. From generators, to ACs to solar panels and CCTVs . Maintenance can be cumbersome in Nigeria. So if you are adopting smart technology in Nigeria or bringing a niche solution from abroad, factor in sustainability and easy availability of spare parts in the planning stage so the gargets don't fail in no time.
I understand this can be a problem in Naija but trust me there are very good, cheap stuff on Amazon. Good performance without reliance on the grid. Just do some search, you'd be surprised what you find. Then again, they are not hard to maintain and are DIY friendly. I don't consider myself handy at all but even I have done a few things. Labor is cheap in Naija so we tend to pay people for simple things. For example, I started working on my car (simple stuff o, like replacing control arms, engine mounts, installing aftermarket tune-ups, etc) and my wife's two years ago rather than spending $100 to $300 at the auto shop. I invested in some basic equipment and just look on YouTube. I'm sure there are tons of these tutorials on Reddit, forums, and YouTube.

What alternatives do you mean? Electronic gate? Or just manual gate?
Alt 1: Not having anything at all. Just architecture design to limit intrusion
Alt 2: Dogs in the compound.
Alt 3: Tech - motion sensors, cameras, lights, automated gate/garage doors, smart remote control of all premises.
Alt 4: combination of the above.

Not an exhaustive list. Will add more if I remember anything.

Just curious what the pros are for gateman house over the above.

I am sorry if I come across as harsh. It was not my intention. I can be better than that.

In your comments, you just admitted that chambers are a necessary fixtures of homes albeit provided by the government but situated away from the property but the property can access it's use. So in the US, you may build a local one for self use but you don't have to.

However in Nigeria, the government and councils are largely irresponsible and unresponsive, so we build everything.

It is not silly we build chambers in Nigeria. The building needs inspection chambers but the governments fail to provide these in public space planning so we do it ourselves.

In all your stay in the West, have you ever seen water tower or ground floor water tanks in private homes? No because the responsible government provide water with good pressure to homes. But in Nigeria we do. So it is not silly we do but a reaction to irresponsible leadership and providing practical solution to a fundamental need.

In the US have you ever seen soakaway in majority of private homes as we do in Nigeria? No, because the government provide public sewer. But in Nigeria we do. So it is not silly we do as we have to provide these ourselves.

Have you seen generator house, gateman house in private America homes? No as the government provide electricity and security. But in Nigeria we do. So it is not silly we do as we have to generate our own power and provide personal security. In short, every homeowner is a local government and the Nigerian engineers and builders are just providing practical solution to fundamental need. They are not silly.

When we bring ideas from abroad we MUST marry such ideas with the reality in Nigeria to find a perfect fit to SOLVE the problem and not complicate it. There is this superiority complex in some of us awayrians that could blind us to the practical reality of life Nigeria which hinders our adaptibility when in Nigeria. This superiority complex is one of the reasons why some awayrians fail to integrate back into the country of their birth.

In Nigeria there's always a reason why certain things are done in a certain way. Find out that reason first before turning abroad for a solution that may complicate the situation.
What is the advantage of gateman and gateman house over the alternatives.

I have a great one but it’s not cheap to maintain. It takes a lot of planning and cost so much to maintain here.

I never had issues with the driveway design but maintaining the lawn.
Something like this should be the minimum. Problem is we are not DIY inclined in naija. It's even easier now with YouTube and Amazon. You can watch videos on how to maintain it and buy stuffs through many shipping companies now. And it's not expensive.

The picture I attached earlier, if you look closely, you will see a garage for parking. It's common in big cities here where parking is way more limited than in Lagos but there's still space for green. Even in dense places like New York, there are green spaces. That's not an excuse. Proper planning and good architectural designs will navigate this.

Besides, those houses you called 10% (I don't know where you got the number from but let's use it) are not the norm in Naija. Those are only common in Lagos. My mom has a house in Naija and I have tons of friends too with houses in naija, there's more than enough space for a green space.

What you have there is what I have in mind. I am not a fan of covering the whole compound with concrete.

If I see way sef, I will grass the whole compound. Only the section where my car will park will be concrete. The walk way is going to be grass and concrete slabs at regular intervals of the walkway.

We are not used to green environment in Nigeria as we lack maintenance culture in Nigeria. People are here saying lack of time. What lack of time? Bring out 1hour on Saturday or Sunday and you will keep your lawn well mowed. I am also a core environmentalist.

Since I am on a kobo kobo budget, I have already planted coconut trees and other plants round the compound for them to be growing pending when there is money to continue with the building.

My fence is not plastered. I planted wall carpet grass and the grass have started covering the fence wall. My intention is that the whole wall will be covered green. Though it will take years to cover the whole fence. I am ready to use the long scissors to be trimming them down once in a while.
Totally agree with you there. Your plans are similar to mine. Although I'm at least 10 years to a build (if I ever even get to doing any build for that matter), I also plan to have trees growing and some controllable species of bamboo for fence screening years before I even start at all. I'm sure when we have a few like yours around, old common practices will change.

We must have different meaning of simplicity. What's more simple than grass? Mixing cement, making interlocking blocks, preventing cracks, laying rebars, designing patterns of interlocks, worrying about weeds growing out between interlocks - doesn't sound like simplicity to me.

Simplicity is building mud houses and straw-thatched roofs instead of skyscrapers. By your logic, we should go back to living in the stone age.

Good points.
The rainy season, yes, mowing will need to be done much more frequently - 2x to 3x monthly. But shouldn't be more than an hour's work unless it's a big yard. Surely, most Naija people have more than one hour to spare every two weeks, even Lagosians. I still think the pros outweigh the cons relative to the alternatives.

I might be wrong but for an average Nigerian we might not be there yet. Figure lots of people build houses and they don't live there full time. Etc. Different circumstances.

The few people I know that have this in their build are not average Nigerians grin and they pay people to take care of their lawn for them.
I see. That makes sense. I still believe it's cheaper in the long run and it's worth the effort for the green space it provides and the aesthetics. Lawnmower and sprinkler system shouldn't cost more than $350. Mowing lawns can be done once monthly by the homeowner themselves. I think the biggest problem will be growing the grasses in the first place. Maintenance isn't that difficult. People just tend to do what they see others doing.

Hello all. Seeing the debate about interlocking and stamped concrete, I'm curious why most people don't go for landscaping and concrete for the walkway only. What are the advantages of common practices against landscaping and concrete? Water sprinklers are very cheap and DIY friendly. Looks like a no brainer to me but I'm sure I'm missing something.

Even our construction workers aren’t poor. I once paid a carpenter N485,000 for just 2 buildings. He asked me to help him keep his money.

We’ve been doing this thread now for a minute.

Lots of proven and established builders have wowed us with fantastic structures over the years.

People like Aventures, Spyder880, Skimanski, RichYoungRuler, Abdulwastecx, Podosci, KolaShangOne, Darenyx and others that I may have forgotten.

I don’t recall ever reading them post seeking for business or claiming number one or the best. Combined they must have hundreds of millions in completed projects.

Guys, thanks for your humility and letting your work speak for itself.

these institutions used dollars as their benchmark in analysis. Purchasing power parity matters alot when it comes to these comparisons.
Last time I checked, Naija imports most of its consumer products except for food (even this largely imported), infrastructural materials, Healthcare equipment, building materials, electronics, banking services, telecommunications, petrol (lol at this), most are imported. Even many high paying services (finance, IT, oil, etc) imported. Paid in dollar. Not naira. So PPP has an advantage only in very few products and services. Everything can almost be traced down to the dollar because we do import the most basic raw materials.
And while the naira is weakening everyday with lower purchasing power, the dollar is gaining strength against it.





Mississippi GDP per capita, lowest in the US is 35k or thereabout. Naija GDP per capita 2k or thereabout.
The whole of naija economy output is bettered than at least 20 states in America. Apples and oranges but I know which fruit I prefer.
