No way. That's reverse hustling if you ask me. The interest on tbills barely accounts for inflation and peradventure the currency is devalued, you lose even more. If the property fetches 500k annually, be patient and compound it, then do the business. My two cents.

Is it advisable to sell property to invest in tb. A young man has a property that generates 500k annually. He wants to go into biz but 500k is not enough.

He has decided to sell the property for 12m invest it in tb and use the interst for biz.

Would u advice such a person to proceed, seeing that the value of that 12m might be less after 1 year?

My bank doesn't debit the face value. My experience is that they debit whatever is left of the face value after interest and custodian fees have been paid.

This is what I have been saying, they are not supposed to debit you with N100,000 rather with the purchase price so that at maturity you get credited with N100,000 and the difference becomes the interest but because Nigerian banks are getting it wrong, they debit you with the face value only to credit you back with the difference making it look like you got the interest upfront. This is a scam and I am amazed at how many people are being fooled with that misconception. Financial instruments and derivatives originated in the US and other more advanced economies, I never saw Wall Street come up with that falacious notion that TBills pay interest upfront

The British Pound Sterling and the Euro also traded at N330 and N230, respectively, at the parallel market on Friday.
The official interbank exchange rate, however, remained at N197 to the Dollar.
Olufukeje Adegbeye, a currency trader, attributed the fluctuation of the Naira to the global devaluation of the dollar and recent monetary policies of the Central Bank of Nigeria (CBN); adding that the intervention of the CBN had stifled the forces of demand and supply in the nation’s currency market.
“The businessman on the street should be taken into consideration,” he said. “Some of our manufacturers still depend on the importation of raw materials for their operations. The policy
on foreign exchange restriction has made life extremely difficult for manufacturers.”
He also said that the CBN, through its policies, has created avenues for the cross border smuggling of foreign currencies, especially the dollar.

I know you didn't ask me and perhaps I should be minding my own business. However, investment decisions are best made after a lot of PERSONAL investigation. Don't bank on what someone says. Train your instincts, you'd be better for it.

I meant you have big capital. Thanks for the information though. I'll explore this option as soon as I can get the funds I need. A big point you have made is investing with firms that have your interest at heart. That's a tough find bro! They all seem to care about their bottom line only.

I have bought 88days Tbills at 11% even when the stop rate for 91 days was going for 10%.

just last week I also assisted a friend to buy 194 days Tbills at 13.5 for a friend even when the stop rate is 13% for 182 days wink

Its not always Lower! it depends on who is buying the bills for you and how well you can bargain.....also on how much you are investing.

You will not be credited with interest. The balance left in your account is the interest. Spend some time to read the earlier posts. It's free.

GTB doesn't do less than 1m for primary market I have been told. I stand to be corrected.

I thought so too, hence my post here. Is there something the account manager or financial institution gets by bidding below the requested rate? Feel among, please what institution do you use? I'm tired of these gimmicks.

If you bidded at 12.5% you should be getting ur bid!

the last Stop rate for 182 days was 12.9%, the one before last was 12.6%

I will advise you move to the secondary market and get a deal at the same 12.5% now.

I purchased through Investment One making a bid of 12.5%. They said the stop rate for 182 days was 12.3%.
From the cbn website the limit is 12.625%. Is there something I don't know?
I also submitted 12.5% for 182 via GTB and my account wasn't debited meaning it wasn't successful.
I have done tbills before although going at bank rates. I would appreciate any explanations for the above.
