Property value appreciation is based on several factors: proper maintenance, surrounding developments, consistency of tenancy (i.e. property must be at it's full capacity), etc. If at full capacity, all he's truly getting is N500K/yr and the value of the property itself is truly N12mil, then yes it'll make sense to invest in TBills. At 14% interest on a 1yr tenor, that N12mil would have a true-yield of over 1.9mil (that is if he keeps reinvesting the interests, or N1.68mil without reinvestment.

One has to take into account inflation and other economic factors. Real Estate is best-suited for long-term goals. TBills is better for short-term investment.

i went to gtb to apply for TBill but they were turning me around so divided to transfer mt money to FBN but while i was at FBN after i filled the form i could not find anything like RATE on the form so i engaged the account officer incharge but she told me that TBills don't bid rate that it is CBN that will give me the rate. I was like ha! but i decided to risk it and applied for 182 days. When i got my interest yesterday, i calculated it and it was 13.2percent. i was so happy because i discovered that CBN stop rate 13.5.

Assuming i dont have up to what most banks/investment banks require as the minimum entry point. Does mutual funds (e.g money market funds) offer the same excitement (returns) as the treasury bills?

mutual fund is not risk free like treasury bills.

By my projections 91 day is about right but 182 should have been around 15%

Pls I want to understand what they charge on NTB cos I did with GTBANK and was charged N498 for commission nd N300 for transfer while a frnd that did with UBA was charged only N398 for d same amount.

insist to move your money else where ....did u fill the form for this last auction.....entries will be passed today and if u did fill the forms before tuesday and went with the banks bid rate .....then u will be debited and ur interest left in your account.

if u invest 2,260,000 for 364days and lets say as the bid for yesterday was 14.69% for the tenor and your bank won the bid @14% then your interest will be 2,260,000*0.14=N316,400 with some negligible deduction of custodian fee and commission. and if u use the 3m then u have 3,000,000*0.14=N420,000.

LETS SAY U LEAVE IN THE SA ACCT ........YOUR 3M EARNS 3.6% PER ANNUM.....
3,000,000*0.036=108000........amounting to 295.89 per day .........N8,876 per month and 7,988 per month after deduction of 10%WHT


BUT WITH TBN .........3,000,000*.14=420,000 AMOUNTING TO 1,150.68 PER DAY .......34520.54 PER MONTH NO WHT



295.89 PER DAY TO 1,150.68 PER DAY ..............Each day u waste....u reduce ur likelihood of getting Financially independent and free.................if You have 3m now and still young ...u can be very wealthy without saving again.

apart from getting stop rate from a friend, is there a site that one can get the official stop rate of tb for 91, 12, and 365 days? cbn site is not giving more insite to it,.

No way. That's reverse hustling if you ask me. The interest on tbills barely accounts for inflation and peradventure the currency is devalued, you lose even more. If the property fetches 500k annually, be patient and compound it, then do the business. My two cents.

The interesting thing about devaluation is that that 500K yield would also be affected. The property value itself will likely increase to reflect inflation, but that also has a negative effect on the ease of disposing it. Of course, this is if other factors remain the same; a slight shift from the government to develop the area may mean jackpot, but now we're speculating!

Currently, the average global Real Estate annual yield is under 8%, including in Nigeria. In a developed country with stable economy of <2% inflation, 8% is a lot. In Nigeria, that's nothing for short-term gain, unless your property is in strategic localities within the big cities (Lagos, Abuja, Port-Harcourt, etc).

Just to reiterate, Real Estate is good for long-term investment, and it takes more than patience, there's work involved.

****Firstly....you can buy any amount u want .....just beat the minimum u bank or discounting house accept.......then

******Secondly you can leave the interest in your savings account...until the 364days tenor ends.....and even if u use the money before the one year ends replace it back and add it to the principal returned to u and re invest at the next bid after maturity ....that way u keep getting a higher and higher interest each year and your wealth just keep snowballing.......

If you invest 500k in 15.54% FGN 2020 you will be paid interest of approx 38,850 twice a year.. for the next 4 and half years (pls note that this is not an exact figure...)

since the payment is a semi annually bullet payment and the bond is FEB2020. you most likely receive your first coupon interest in February 2016. the next one in August 2016. Next one will be February 2017 and so on until you get your final interest and principal in February 2020.

Total interest will be 9 times.

Would u advice such a person to proceed, seeing that the value of that 12m might be less after 1 year?
How many houses does he have? How did he get the fund used in building the house? Did he inherit the house? How much does he need for the business? How long has he being doing the business? I will not advise him to sell the property except if he has other houses and his tenants are not paying their rents as at when due.
