Rents on three-bedroom flats in Lagos cities probably rose by 11 per cent in 2010, with Anthony Village, a suburb in the state, accounting for the highest rise in the period, a report by a real estate research company, Residential Auctions Company, has said.
The report, posted on the company’s website and obtained by our correspondent on Saturday, said rents on three-bedroom flats in Anthony Village rose by 76 per cent from an average of N625,000 per annum in 2009 to N1.1m in 2010.
Maryland, another suburb, followed with a 66.7 per cent rise from N900,000 in 2009 to N1.5m while Ketu was in the third position with 61.3 per cent. Rent in the area rose from N310,000 in 2009 to N500,000 in 2010.
Rents in Apapa fell from an average of N3.3m per annum for a three-bedroom flat in 2009 to N2.5m in 2010. Rents in Egbeda also went down by 8.2 per cent having dropped from an average of N313,000 to N287,000.
Ilupeju led the increase on bigger flats and duplexes, with rents rising in the period by 46.7 per cent from N1.5m to N2.2m per annum. Magodo followed closely with 46.2 per cent, rents having risen from about an average of N1.2m to N1.7m in the period.
FESTAC town was third with 33.8 per cent, after rents on four or five-bedroom flats and duplexes per annum rose from N1.2m in 2009 to N1.6m in 2010.
The Managing Director, Residential Auction Company, Mr. Rotimi Akinlose, told our correspondent in an interview on Saturday that the figures were obtained from asking prices in residential adverts in the newspapers within the years under review.
He said, “This price growth may be attributed to the fact that the properties brought into the market in 2010 were newly built flats, hence, the rent on them is much higher.
“However, we cannot ascertain if this was really the case, but in most cases, we have seen that newly built properties tend to command higher rents than older ones.”
Generally, rents on three-bedroom flats increased by about 11 per cent on the Mainland.
According to the report, Lagos Island rents increased the highest in Victoria Island by 31.1 per cent from an average rent of N5.3m for a three-bedroom flat in 2009 to N6.9m in 2010. It, however, dropped by 25 per cent and 11 per cent in Lekki and Ikoyi from N3.7m to N2.7m and N10.7m to N9.6m, respectively.
Rents on bigger flats and duplexes, however, rose by 33 per cent in Ikoyi from N8.1m to N10.m and from N4.5m to N5.5m in Lekki, representing a 21.6 per cent increase.
