The Presidency has denied reports suggesting that President Bola Tinubu promised to provide uninterrupted electricity to all Nigerians during his 2023 presidential campaign.

Presidential spokesman Bayo Onanuga said claims that Tinubu guaranteed 24-hour power supply across the country were inaccurate and had been taken out of context. We thought we had seen harsh economy during ex president Buhari, but I guess we are even seeing the worst in this current administration. The price of a simple 9 inches block used for construction was around 450 some years back, but now its as from 1k. So, its the same situation with cement and other building materials.

Step 1: Get a Detailed Architectural Plan From Us:

Land acquisition is the first step in building a house. Look for a plot of land in a relatively affordable area. Ensure that the land is free from any disputes or encumbrances. You can also get the land surveyed for around 500k.

Step 3: Foundation and Column Erection[/b]

[b]Cost: #4-5 million (depending on the size of the house and type of foundation)

Excavate the site and lay the foundation using reinforced concrete. The foundation should be deep enough to support the weight of the house.
Erect columns using reinforced concrete. The columns should be spaced at regular intervals to support the weight of the roof and walls.
Estimated Cost of Erecting a Column:
Column footing: #150,000 - #200,000
Column shaft: #100,000 - #150,000
Column capital: #50,000 - #100,000

Step 4: Wall Construction

Cost: #5 - 7 million (depending on the size of the house and type of blocks used)

You will require as from 5000 blocks to erect your walls up to lintel level. Since a 9 inches block go for around 1k, This may cost you around 5 to 7 million for the block work. But, if you et a plan from us, we will help you reduce unnecessary walls and headroom heights to reduce the overall cost. We can also integrate the 6 inches blocks as some interior walls as a cheaper option. Logistics around purchase and movement of blocks can amount to between 100 and 200k, based on distance.

Step 5: Roofing

Cost: #2-3 million (depending on the size of the house and type of roofing material used)

Cost of Roofing Materials:
- Long span Aluminum roofing sheet: #5000 - #7000 per sheet (2025

The Major factor that affects the cost of a roof is either the material or type of roofing sheets, the truss, and then the slope or pitch of the roof. Note that higher roof slope will result in higher cost for your roof.

"Dont mind people who tell you its too expensive to build a House, meanwhile they are having exceptionally high roofs that touch the skies, all in the name of aesthetics. While a high roof allows for easy water run-offs, if you are not adding a roof or store within such, you are just wasting money on creating a forest of assembled roof truss in the name of achieving a nice look or cooling your building. "

A simple roof such as a single-sloped (Mono-pitch) roof or maintaing a slope between 30 and maximum of 36 degrees can help you any cooling you need and reduce costs. I know some most "rich men" from eastern Nigeria are guilty of this high roof practice, but they should know that, while they love such designs, the spaces in the roof should not all be wood, but rather converted into a room or usable space.

Step 6: Window and Door Installation

Cost: #500,000 - #1 million (depending on the type and quality of windows and doors)

Since you cant do without windows, you may go for cheaper options such as smaller size that will be placed in strategic locations to give you enough air and light, but not exceeding your budget. The small size toilet windows go for around 35 to 50k depending on the design, while the common 1.2m x 1.2m window may reach up to 100k each. You will need a good architect to help you plan the best places to place windows to reduce their numbers, and thats what I do for a living.

Step 7: Finishing

This should cost between #2 - 3 million (depending on the type and quality of finishing materials used), thats if you want to stick to a budget of 25 million. Go for quality finishing options for walls floors and ceilings. For instance, dont expect your cost to be cheap when you go for a POP ceiling. there are other cheaper ceiling types that wont cost as much.

Labour cost for construction and engineering design will also add up, but we can get you connected to a firm which does quality building construction at about the cheapest rates.

Step 7: Final Touches

Cost: #500,000 - #1.5 million (depending on the type and quality of fixtures and fittings used)

- Install only necessary plumbing, electrical, and other fixtures and fittings.
- Use cost-effective options such as wooden facia instead of concrete facia.

FINALLY!
Know that, realistically, it is still very possible to build a 4 or 5 bedroom bungalow with just #25-30 million. If you these 7 simple steps, you can achieve your dream of owning a house without breaking the bank.
