I have been following the Abuja property market closely for a while and wanted to share some honest observations for anyone considering buying this year. The market is active. Demand in areas like Lugbe, Kuje, Airport Road, and parts of the FCT has stayed strong despite the economic pressure. Developers who have been consistent are still selling. New estates keep coming up and some of them are genuinely good opportunities. The challenge is that the same economic pressure that makes buyers more motivated also makes the market more attractive to fraudulent operators. When people are eager to buy, bad actors know exactly how to take advantage of that eagerness. A few things I have observed about what is working for serious buyers in Abuja right now: Buyers who do their verification upfront are closing on better deals because they are not wasting time on developers who cannot meet documentation requirements. The estates that are selling fastest are the ones where the developer has completed projects people can reference. Track record is everything right now. First time buyers especially are doing more research before committing than they were two or three years ago. have been trying to buy land in Abuja for about six months now and honestly the hardest part is not finding options. There are plenty of developers, plenty of estates, plenty of payment plans. The hardest part is knowing who to trust. I have spoken to maybe eight different developers in this period. All of them have websites. All of them have Instagram pages with nice renders. Most of them have agents who are very convincing. But when I start asking deeper questions, some of them become evasive and that makes me uncomfortable. So far what I have been doing is: Asking for their CAC RC number and checking it on the government portal. Two of the eight I spoke to could not provide this immediately which already told me something. Asking to visit a completed project, not a site under construction. The ones who are legitimate welcomed this. Two others kept redirecting me to future projects. Asking to see the title document for the specific land. This one caused the most discomfort among the developers I was not sure about. I am not an expert in real estate documentation so I have also been reading as much as I can before making any decision.
