I'm not surprised and anyone that has been following the developments in Enugu state shouldn't be. He has consistently using the Lagos State template.

Peter Mbah is by far the most performing Governor in the SE and one of top 5 nationwide. But our people continue to hype the other one that based his government performances on propaganda and social media validations. He regularly pay social media vuvuzelas to sing his praises for doing mediocre job.

Ogun and Oyo states.
In Ogun state, bother towns close to Lagos are good option. Although it's getting saturated and expensive, but you can still get good prices after mojoda in Epe, Ibefun after Itokin, Sotubo after Ogijo.
There are still affordable lands with good ROI prospects in the outskirts of Lagos.

Let me share my experience again. In 2006, I bought some land in Ikorodu for 180k per plot. The following year, First Bank launched their IPO and I bought 7000 units @ #33. By 2009,I was already regretting why I invested in shares. 💔💔
Fast forward to 2025, the plots of land are worth more than 10m each while my FBHolco shares are nothing to write home about.
