In my opinion, Lord Lugard is the bane of our development.Yes ,he had good intentions that sadly turned out bad. If he never married both regions,we would all be living happily ever after. Personally being yoruba ,i would be happy to live in a nation that spoke one language (my language) and shared the same/similar beliefs and i believe the same applies to every other ethnic group. Look at India,China,germany,spain and other developed/developing nations.They speak the same language in a literal and " un-literal" sense. When there's a need to accept a different culture,lifestyle and set of beliefs , it definately causes tension.One man's meat is another man's poison. But if there's a will, ready acceptance , a sort of brotherhood , then there's hope. And thats the case with Nigeria. We are unique because we are not a nation of 2,3,10, different people. We are a nation of over 300 ethnic groups.We've managed to stay together for over 40yrs.There were many opportunities,reasons,excuses to break off but we didnt.Its because God has a plan for this nation.A great one.It may not manifest now , but it will surely. All this attack on each other,calling Awo a bigotry, insulting the north as backward etc is so not called for.Its all in the past. Are we going to keep looking backward,remembering the hurts,and playing tat-for-tat like our parents? Or are we going to look past it,see a better future and tolerate our differences? Helping each other grow,whether we are 40yrs apart in educational development or not? Because if we aren't ,God is willing to let a generation pass (remember the isrealites in the wilderness for 40 yrs) in order to fulfill his purpose. Permit me to get biblical. |

I'd say he resign and inform an equally qualified,unemployed graduate to take his place, just kidding. On a serious note,i can understand his frustration.A job can get monotonous and sometimes you want to break free,earn more and live the dream life which is a good thing.But it requires thinking,planning and having quiet moments with yourself.My suggestion, think of a side business,invest in it,grow it ALONGSIDE YOUR JOB and when its bringing in income that supercedes your job,then resign.Leaving your job without anything to fall back on except a hustlers mindset is just signing up for pain.I tried it and learned big from my mistake,and am single.As a married man,its double pain.Please,beg your friend to think it through. |

Relocate to Lagos.Hold ur horses man,cuz no landlord is going to give a shit bout what fashola says.They wud stubbornly leave the property vacant.Fulfil their terms or move on.What about landlords that took loan to build house? it'll back fire on them,not with the double-digit interest rate.They have to pay back these loans and make their own money.I think rather than enact this law,the government shud have invested in low cost apartmernt housing.Some1 was complaining about power issue.There's so many ways of generating electricity.Lagos generates one of the highest amount of waste (methane gas) which can be used to generate electricity.When there's substantial and affordable housing for the public,who'll go after private housing when govt's own is cheaper.Its a problem of misplaced priorities.How much is lagos state making in a month? Lets take a wide guess,say N2 billion.Use N1 billion monthly,earmarked for multi-tenanted housing.In four years,you may not not have built several infrastructures but you'd have solved 1 of 3 common problems(housing,transport,waste mgt) in a city. |

Thumbs up to spyderma.But my issue with nigerian buildings is just the lack of innovative architecture.Must we continue to build 3 storey buildings which are so similar? you can tell how a building will turn out from the foundation (ok,thats extreme!).Also,if you are targeting the middle class and lower income earners in large numbers,think apartment housing.Land is a scarce resource thats getting scarcer by the day.A survey company predicts that by 2020,nigeria's explosion will explode to about 250 million,almost double current figures.If we build bungalows all over the country,where wud we plant crops? We've got to find ways to utilize space and land.My advice for property investment is muiti-tenanted ppties. And by that i don't mean block of 6 flats.Am talking 1004 type of houses.Technology is progressing day.There are better ways to manage tenants in multi-tenanted apartments,to keep the peace and the spirit of community.Asian countries are 10 times our size.Yet the common man has a roof over his head because most of their housing are apartment buildings.Apartment buildings apply not only to residences but commercial areas.Dubai is doing the same.They are not stupid and mizing resoucres,they just understand the importance of fully utilizing space.Global warming is causing higher water levels(at least we experienced that with the recent flood in lagos).Its time to ditch Archaic models and move on to advanced building technology.Another item of importance is research.Property investors rarely carry out detailed research for building projects.You've got to know ur market,their income (high time we had monthly rents),lifestyle,family size etc and plan to meet basic needs accordinglye.g gas refill center,proximity to schools,mini shopping arcade,car wash,automobile center.Another serious issue is aesthetics.Its simply a problem of mediocrity.What stops you from planting flowers and creating livable space outside.Why can i lounge outdoors? under a shade or something? Cost is no excuse(real estate is normally capital intensive).If you provide a product of high value,pple will pay.So why not invest now and reap the rewards later.There's more to real estate than a forum comment.This is just to give you an idea.Let the pics below inspire you(a pic is worth a thousand words).Notice the serenity and outdoor beauty. |
