Good day everyone!
Please lawyers in the house help me with your advice.
Is this rent increment and the timeframe legal by law?

So I moved into this self-contain in a town called Ikom in Cross River State, (not a city) in April 2023 where I do my business, it was a virgin house paying an annual rent of 130,000 naira but was asked to pay for 1 year and 6 months as a new tenant making the rent then 215,000 naira minus other charges. This rent was to expire by 30th September 2024. Meanwhile after moving in, I discovered there were issues with water in the compound. First they was no borehole but a manually dug well too deep that it couldn't be used directly, that was were water was connected from to serve the entire compound, the sumo in the well was either too small or not in good condition that it couldn't pump water into the overhead tank that was supposed to supply water into the house and then the gen provided by the landlady was too old that it consumed 15 liters of patrol in less than 1 hour and brakes down almost every time you make use of it. We complained about this water issues and the Landlady promised to dig a proper borehole and provide other facilities to solve the problem, but she said that to do so, we have to wait for dry season which is the best time to dig a borehole in her opinion, so we agreed, but she never did that till now September 2025

Fast-forward to 2024 exactly 7 days to the expiration of my rent, we received a notice of increment of rent from the previous 130k to 180k when I called the lawyer who sent the notice to complain about the water issue, he assured us that after payment of the new rent, everything will be fixed regarding water.
I managed to pay the new rent hoping water issue will be fixed as promised since the house was an upstairs and very difficult to buy water and carry it up the stairs. But months passed, another dry season passed we didn't hear anything from the Landlady.

Down to this year, I came back last week Wednesday 17th September 2025, I got a notice of increment from 180,000 naira to 350,000 naira without still talking about anything water. Even the NEPA light we use to have at most 8-10 hours a week we no longer have for about 7 months plus now due to transformer issue or something.

My challenge now is that I am supposed to renew my rent by 1st October which is 14 days from when she served the notice of increment.
Now due to the increment and the lack of water, I'm not willing to renew my rent but I need time to get another accommodation.

So I'm asking lawyers in the house.
Is the notice period she gave me enough to make me pay the new rent?
If not, how do I handle this?
