This particular issue is only common to FCT.

Now, it's important to get C-of- O because it is a proper and better legal document to use in case of collateral or some other thing in the court. Though we know not many persons are interested in getting it for reasons best known to them and I also think given our nature as a people.
Also I can't exactly say that the C-of-O is expected to last for 100 years before the government will claim the land because not all lands are government owned as in not all people take possession of government acquired lands.

I can't be certain but I do know that this 100 years stuff is only limited to those lands or properties acquired by government that they sold to private individuals and it also applies to government built houses/estates built under the low cost housing schemes and other schemes. This is what is applicable in other States but I think the government don't enforce it because it would become serious issues for most retirees.

We call the supposed dowry ( iduna or send off gifts and it's given to the bride, it can be anything)

Bride price

Many confuse this to the long list given by the wife's family or kinsmen

There are stages in marriage, some 3,some 4

And mind you, the most important in that list is the requirement for the ummunna and ndi Ada

This makes it possible for the bride's parents to partake in receiving their own shares whenever someone's daughter is wedding in the kindred, and it's not a must to fulfill all that requirements, you fit dey do am small small

Bride price na that token eg, e fit be 10 naira or 20naira
Note... E NO DEY THE LIST,IN MY OWN VILLAGE O
You first knock, na normal introduction wey no cost,schnapps and co.. then when you get the list, you can state the ones you can do at that particular time, but the most important thing be the BRIDE PRICE, which her father and one elder in the family will go inside the house with you to discuss, and e no cost, you give them the money and they will say words like... WE ARE NOT SELLING OUR DAUGHTER TO YOU, TAKE THIS MONEY BACK AND USE IT TO LOOK AFTER OUR DAUGHTER WELL ETC... and you get your money back, you can call it DOWRY

The list is not compulsory or IMMEDIATE it can be done gradually, the most important is to give the elders and the umuada theirs to make it possible for your parents to also partake in the sharing of anything that has to do with others daughter's marriage in the kindred

From the information I can perceive since this demolition stuff arise, I think Abuja land law and revenue generation is different.
Though it's only applicable to certain high brow areas or should I say there are places in the FCT that such applies to and not necessarily the entire Abuja.
It's a must that land owners have a C-of- O and they are also made which is compulsory to pay ground rents which is to be paid every 5 years or thereabout. This ground rents collected is part of the IGR for FCT. Non payment of these ground rents means that the Minister can revoke your C-of-O.

And when the c of o is revoked, so the land automatically becomes the government's own and they can give it to the next person?

From your explanations, I think the lands belong to the government, you only acquire it based on the c of o you are willing to abide by the rule or law that comes with it.... so if you fail to live up to it, you risk losing it and any structure on the said land too

It's dicey, you can achieve both actually but it depends on your partner, you have to be with someone who understands that you want to pursue a career too.
