Imaging what a family asked me to pay at parafa-ikorodu before I could build in the land they sold to me. Foundation #60k, Iwe-ebi #150k, Crops/grass #40k, Security #60k, decking #150k, Roofing #60k, Akowe/Youth #50k, Fencing #70k. This is coming after you might have paid for the land. The government should do something about this especially Lagos government
Please note that any form of Omonile is illegal in Lagos but I will advice you use wisdom. Negotiate to beat down the prize. Good luck

Please . I need encouragement as fear Dey catch me small as I’m thinking of starting a 4 block of flat comprising of 3 bedroom up and 2 bedroom down on a half plot of land . The land is shared between me and someone who has already built same in it .
As a woman building is like a terrain meant for men but despite all we still brave it somehow
I don’t hv much money now but I will like to know if I want to do the foundation given that the land is not swampy what might be the cost and also if I want to get to decking level what cost should I expect .
Pls give me idea on this as My mind wan blow with fear of the unknown .

₦5million is even enough to do a 4 bedroom bungalow to carcass level in Ikorodu, but ₦10m can't even finish a foundation in my case, talkless of laying blocks to lintel level
Please where is your location? And what's the dimension of the foundation?
Also, the quantities are really outrageous. Do your due diligence.

Soil test says 26m deep
Structural drawings says 23 pile points.

Just to do piling it's ₦5m.
What about pile cap?
What about rafting the foundation along the pile cap?

To build in water logged area is gbese óò.

Foundation alone could cost close to ₦15m.

Kindly help review, as the drillers suggested using sacks in place of steel casing just to save cost.

To be sincere with you, this is quite outrageous.
I had a similar experience. First, they confused me with the soil test and put me in a panic mode. Thank God, I met a former classmate who recommended I do the test again. To my greatest surprise, 28m turned to 8m. Did the soil test again, it was still 8m. The pile foundation was done for slightly less than N2mm.
My advice, go to Alausa (if you are in Lagos) and let them recommend someone to do the test for you. It will cost you between 70k to 90k (for personal use and not government use).
For the sharp sand, the prize is between N28,000 to N40,000 and 1 ton of 16mm is N190k to N195k. On the quantity, I will try and do a tutorial on how you can do the calculation yourself.

For those in Lagos.

Below is for our guide:

20 tons of sharp sand - N28,000 to N40,000 (depending on your location). Ajah is N28,000.

1 ton of 16mm iron rod is N190,000 to N195,000 (same with 1 ton of 12mm)

100 bags upward of Dangote Cement is N2,550 (inclusive of delivery). Some areas might be N2,600.

That is not true. IKEDC is the worst of the distribution companies. I have dealt with at least 4 discos and Ikeja Electric is terrible...
