The age of the tank farms,height of the tanks,approval
documents from the Department of Petroleum Resources, title documents
( Certificate of
Occupancy) and other technical details will be made available to your buyer
during physical inspection of the tank farm. During
and after inspection, your buyer can ask the sellers any question he(buyer)
wants and do all his
verification of ownership,documents,etc. before
making any payment.
And sorry, there are no photos of this tank farm
available. Your buyer needs to fly down to Nigeria or appoint an inspection
company to do the
physical inspection of the tank farms.
PROCEDURE TO BOOK FOR TANK FARM INSPECTION
To book for inspection, the procedure is:
1) Buyer writes a Letter of Intent to Inspect and Purchase The Tank Farms, indicating the particular ones he intends to inspect and
buy.
2) Buyer presents verifiable Proof of Fund or at least a Bank Comfort Letter which proves that buyer has the funds to buy the tank farms.
3) Seller, through his representative/agent , responds with an Offer For Sale Letter and Memorandum Of Understanding/Non
Disclosure,Non Circumvention and Master Fee Protection Agreements to pay a 5% commission
of the purchase price to the agents.
4)Buyer responds with an Acceptance Letter and signs and seals the
Memorandum Of Understanding,Non Disclosure/Non
Circumvention,Master Fee > Protection Agreements.
5) Seller sends Invitation Letter to Buyer to come to
the tank farm location for physical inspection.stating date and time of inspection.
6) Buyer does inspection of the tank farm,verification of documents,etc
7) Buyer through his bank, effects payment to seller
and all agents/intermediaries AT THE SAME TIME to seller's bank and to all bank accounts of agents/intermediaries.
After verification of payments to seller and agent's
intermediaries' bank accounts, Seller hands over all title documents,DPR Approval documents,etc to buyer.
