USA does not required for documents not to talk of property or investment or uploading a doc , I think they are dealing with people with what they fill in visa application

You could opt for a diploma. Your chances depends on how you prove your genuineness towards studying in canada

The bolded is not true please. A masters tuition is 25-45kcad while a pgd is 15-19kcad.

You will be denied on purpose of visit considering your age. I will advise you stick to a PGD.
