Health Tips : Fear Of Serious sore throat ? Sign and Preventions A sore throat is a common health complaint, especially amongst children. While most sore throats are a result of a cold or flu virus, hay fever or other allergies, they can also be a symptom of a more serious conditions. The South African Pharmacist's Assistant recommends seeing a doctor as soon as possible if any of these factors apply to you: 1. Swelling of the neck and/or tongue Swelling and pain in the neck is often the result of inflamed or enlarged lymph glands, the NHS explains. Lymph glands (also called nodes) often swell in response to an infection in the body. Swollen glands can be caused by tonsilitis, glandular fever and even the common cold. Unfortunately, glandular inflammation can also be a symptom of cancer, HIV, lupus and syphilis. As in the neck, swelling in the tongue coupled with a sore throat is usually caused by an infection such as pharyngitis, tonsilitis, strep throat or laryngitis. Because swelling in the tongue can restrict breathing, it is always best to seek medical treatment immediately. 2. A skin rash A skin rash along with a sore throat is often an indication of childhood illnesses such as chickenpox, measles and rubella, Medline Plus explains. These conditions can be severe, leading to secondary infections or even death. 3. Fever A sore throat can often be accompanied by fever - especially in children suffering from a viral or bacterial infection. In babies and young children, a fever should always be taken seriously. If your child's temperature measures over 37°C or you suspect your child has a fever but have no thermometer to measure their temperature, seek medical attention urgently. Untreated fever in babies and young children can result in serious complications such as seizures. 4. Stiff neck A stiff neck together with a sore throat are signs of meningitis - a serious, life-threatening infection of the membranes surrounding the brain and spinal cord. Those suffering from meningitis often have difficulty moving their chin towards their chest. Other symptoms can include fever, nausea, vomiting and sensitivity to light. 5. Drooling Drooling with a sore throat may be a sign that that the sick person is having difficulty swallowing. This should be addressed quickly, especially in children, as difficulty swallowing can result in dehydration and other complications. Other scenarios that warrant a trip to the doctor: - Sore throat lasts longer than seven days or that has not responded to treatment after a week - If you are pregnant and notice any other symptoms, especially fever Read More - See The 9 ways to prevent Serious sore throats Here - https://www.bestlegacy.com.ng/2018/12/health-tips-9-ways-to-prevent-sore.html - If you suffer from an immune-comprising condition such as diabetes, HIV or cancer Remember, when in doubt, phone your doctor to see if you need to book an appointment. When it comes to health, it is always best to be safe rather than sorry. |
A urinary tract infection (UTI) is, quite literally, a pain. It’s typically caused by E. coli bacteria, which normally lives in the colon and around the anus. Women tend to get UTIs more often because the urethra is shorter and closer to the anus than it is in men. Because of improper wiping or sexual intercourse, this bacteria enters the urinary tract through the urethra and multiplies in the bladder, its most common target. This can result in cystitis, an infection which brings about an inflammation of the bladder. If left untreated, it can spread to any part of your urinary system from your urethra to your kidneys and cause excessive discomfort. So how can you find out if you have a bladder infection before it becomes more severe? If you display any of these seven symptoms, you’ve got a strong chance of having an infection. It’s also important that you consult your doctor for a medical history and physical exam – after that, your doctor may request lab tests to help diagnose the cause of your symptoms before you can begin targeted treatment. 1. Dysuria (painful urination) Experiencing stinging pain, discomfort or a sharp, burning sensation whilst you’re urinating? You’re suffering from dysuria. According to Dr Thomas Michels, dysuria is present at least occasionally in approximately 3% of adults older than 40 years, and it’s especially common in women. It’s a classic tell-tale sign that you may have a UTI such as cystitis or urethritis (an infection of the urethra). Read more: Health : The 5 body odours that could mean you have a disease 2. Frequent urination When you’ve gotta go, you gotta go. But if you find yourself going to the bathroom more than eight times a day or waking up during the night to urinate, you may need to go to a doctor. Frequent urination can be indicative of interstitial cystitis, a UTI that causes inflammation of the bladder muscle layers and pain in the pelvic region. With this condition (which, unlike common cystitis, isn’t caused by bacteria), you’ll feel the frequent need to urinate, even if you only produce a small amount of urine. 3. Urinary urgency This is when you feel an overwhelming need to urinate immediately – as in now. Going hand in hand with frequent urination, you might find yourself needing to rush to the restroom and the urge to do so very suddenly. Urinary urgency can also be a sign of interstitial cystitis, as it may be accompanied by pain or discomfort in your bladder or urinary tract. 4. Lower abdominal tenderness and lower back pain If you’re feeling sensitive around your abdominal region, chances are you could be suffering from cystitis. Pressure on your pelvis, particularly around the pubic bone, can cause some serious discomfort, especially when coupled with frequent, painful urination. Likewise with lower back pain: when a bladder infection remains untreated for a long time, it can spread from your bladder to your kidneys, causing you to experience a dull pain in your lower back and sides. That’s an indicator of pyelonephritis, or kidney infection, which is more serious than cystitis. Other signs of pyelonephritis to look out for include shaking, high fever, nausea and vomiting. 5. Blood in urine From light-pink to dark-red or cola-coloured with clots, haematuria – or blood in the urine – is a huge tip-off that you have a bladder infection. But how does the blood get into your urine in the first place? It’s due to a leakage of red-blood cells from your kidneys or other parts of your urinary tract. UTIs and pyelonephritis are the likely culprits behind the leaks. In the case of UTIs, however, haematuria can be microscopic (meaning the blood cells are only visible through a microscope). Here are the main 5 relationship issues that advisors see—and how to alter them quick. 1. “MY PARTNER DOESN’T UNDERSTAND OR LISTEN TO ME.” Fix it: Force yourselves to talk—truly try. Build up a real day by day registration meeting with each other to talk about both your sentiments and the matter of running your coexistence, says Marni Kinrys, a relationship mentor in Los Angeles, originator of The Wing Girl Method and writer of digital book That’s Not How Men Work. While you talk, use intelligent listening—rehashing what your accomplice said to you back to them. “It’s stunning how much miscommunication originates from our error of what the other individual has said alongside us having not really tuned in,” says Love. Rather than centering and listening to our accomplices eagerly, we frequently are setting up our answer in our heads which prompts lost informing. At last, set up some simple to-recall standard procedures: No telephones or tablets to occupy you, no hindering and no hollering (meet in broad daylight in the event that you can’t resist the urge to raise your voices) 2. “WE’RE NOT ON THE SAME PAGE WHEN IT COMES TO MONEY.” Fix it: Get to the base of your convictions. Diverse cash identities—spenders and savers—frequently wind up together—additionally regularly wind up belligerence a considerable measure about their accounts. “When you and your accomplice hold diverse perspectives about cash, you need to take an ideal opportunity to disclose to each other why you approach your accounts the way you do,” says Kinrys. “When you and your accomplice hold diverse perspectives about cash, you need to take an ideal opportunity to disclose to each other why you approach your accounts the way you do,” says Kinrys. What’s more, don’t hold up to acquire it up the warmth of another contention. Profit date where you talk about not just setting up objectives, a financial plan, and way of life desires, yet your emotions encompassing cash. “Be in advance—possibly your family was misers and that is the reason you’re so tight with money,” says Kinrys. “Listen to your accomplice’s perspective and attempt to meet in the center.” 3. “WE ALWAYS ARGUE ABOUT HOUSEHOLD CHORES.” Fix it: Start expressing gratitude toward each other. “Quarreling over who pays the bills, cleans, does garden work or clothing, is more about feeling acknowledged and getting credit than doing the genuine undertaking,” says Melissa Cohen, LCSW, a couples advisor in private practice in Westfield, New Jersey. It’s anything but difficult to have a craving for nothing you do is ever sufficient in the event that you don’t get any credit. “We see what we do yet don’t generally see what our accomplice does,” says Cohen. To move beyond the “I accomplish more than you” contention, begin by making a society of thankfulness for what your life partner does, instead of concentrating on what they don’t. Thank your accomplice for each easily overlooked detail she does and request that her arrival the support, says Cohen. At that point, take an ideal opportunity to record everything that makes your home capacity—how to clean the kitchen, who’s accountable for purchasing presents, recalling birthdays, getting the tires pivoted on your auto. Recognize a lead and a backing for every part so that there are no false impressions. “The essential individual ought to be the individual who is more specific about the occupation,” says Cohen. Safety Tips: See these 10 golden rules that can make you to come out from your Depression 17:39:00 - Health, Opinion / Safety Tips, Other Tips Read more Useful tips from the source -- www.bestlegacy.com.ng People are struggling every day to make ends meet. People are dying in poverty, debt, and dejection. Depression is eating deeper into the psyche and mindsets of the common person on the streets. Suicide is growing at a geometrical rate. When the economy was crawling, people could still cope; now the economy is not crawling anymore, it is stagnant. Why are people depressed? Why are people losing jobs, closing down businesses and committing suicide? What difficult times we live in. What end to this hopelessness? In Nigeria, hardly can you hear of people committing suicide. It was alien to us. However, the reverse is the case: problems and challenges are forcing people to terminate their lives. Now, what are the tripartite relationship between depression, suicide, and security? What does your security have to do with depression and suicide? Definitely, there are relationships and I will explain how and why. What is security? According to Dr Ona Ekhomu, in his book, Effective Personal and Corporate Security, he defined security “as the absence of danger and or loss.” That means when we feel secure inside, we are free from the danger of depression, which culminates to suicide. Depression according to the Oxford dictionary is “a medical condition in which a person feels very sad and anxious and often has physical symptoms such as being unable to sleep, etc.” The same Oxford dictionary defines suicide as “the act of killing yourself deliberately.” I am not talking about the physical part of protecting yourself with personal bodyguards or escorts; I am talking about protecting your mind from the vicissitudes of live. It is about staying strong while things fall apart around you. When you secure and protect your mind, you will let go of your problems and challenges. Depression is a disease of the mind. You must protect your mind from danger and loss of hope. People are killing themselves because they have nowhere to turn to. They have nobody to talk to or lean on in their days of pains and loneliness. These are the reasons why people commit kill themselves: · They are confused and there is nobody to console them · They are unhappy and down emotionally · They are looking for companionship and comradeship · They are emotionally inept to control their problems · They are overwhelmed with too many challenges beyond their control · They lack emotional intelligence. Again, how do they come out of these challenges looking stronger and brighter? These are the tips I will be sharing below. I call these the how of avoiding suicide. 1. Go into deep meditation Meditation is one of the surest ways to come out of a suicide thought and live a happier life. You do not have to be a Buddha member to meditate. Christians and Muslims can use their religion to meditate as well. It is about focus. It is about concentration and calm. There are days I am depressed and what I do is go to a quiet environment and clear my mind from what has been bothering me. I take a deep breath and count from fifty to zero. By the time I am done with it, my mind is relax and calm. Therefore, it is good you do some meditation even if it for five or ten minutes. It will steer you from suicidal thoughts. It will purge your mind of deeper problems and make you whole inside. 2. Don’t listen or watch depressing news At times, we are the cause of our problems. Instead of us listening to inspiring stories or discussions, we would rather listen to bad news or watch sad movies on our TV screens. This can trigger depression and bring our problems to the fore. According to the media, bad news is good business. The media knows this that is why they bombard their audience with depressing and explicit contents for them to digest. Stay clear of bad news no matter the medium it is passed. If you are passing through bad times, that is the time to move away from these depressing news and listen or watch inspiring stories and movies instead. You should allow someone to be around to share these inspiring stories and movies with them. 3. Jot down your problems and challenges When you write down what is bothering you, you can be able to strategize ways and means to deal with it. It is like writing down your goals. For instance, when you are in debt, writing it down can force you to come up with workable solutions that can mitigate these challenges. Writing down your challenges forces you to think. However, when you do not write it down, you can pinpoint what exactly is bothering you; your problems might be deep-seated. Until you write it down, you cannot see it at a glance. Starting from today, write down what you believe is bothering you. Draw a circle and construct a pie chart. Map out areas you think are insurmountable and those that are mundane. Give each area a percentage. For example, if your health is what is bothering you the most, you can assign 50 percent to it, debt 30 percent, and rent 20 percent. Suicidal thoughts happen to every one of us. Only those who can come up with strategic ways to deal with it that can overcome it. 4. See a counselor or a psychologist for medical advice. It is good we see a psychologist when we feel overwhelmed. They are in a better position to offer useful advice that can help you get out of your suicidal thoughts. Depression is a mental sickness and only trained professionals can pull out. Some people are shy from asking for help because people might see them as misfits in the society. The earlier you seek help, the better it is to avoid suicidal thoughts. 5. Engage yourself in exercise routines Doing exercises is among the best ways of forcing suicidal thoughts from your mind. It gives you this good feelings, makes you happy and confidence. Engaging in different forms of exercises makes you fit and healthy. It makes you happy for no just cause. You are free from depressing thoughts. Psychologists recommend exercises to their patients because of the value they place on it. Start today to do simple exercises and you can graduate to strenuous ones. You will thank me you did. One thing that stops people from doing exercises is because of procrastination or laziness. However, if you are serious enough of coming out of your suicidal thoughts, you must push yourself off your seat and start one today. 6. Force yourself out of your lonely state Some people just love staying alone. They do not want to communicate with family and friends. They prefer to keep their problems to themselves. Unfortunately, this mindset can trigger suicidal thoughts from your mind. You wallow in your problems and suck all day. You cry during your lonely hours. You feel ashamed and dejected. The best way to beat depression and suicidal thoughts is to get in touch with family members, friends, and colleagues in the office. You might have lost your job and lost touch with old colleagues. Nevertheless, you can still find ways of contacting them and share your problems with them. Families are the best because they will carry you along and give you advice only family members can give. Get out of that lonely zone and mingle with the singles (if you are single) or engaged yourself with the married ones (married friends who are couples can offer consolatory words) to at least forget your problems for once. 7. Keep yourself busy A lonely mind is the devils workshop is a cliché that has been used over and over again. When you are idle, negative thoughts always fill your mind. On the other hand, when you are busy, you can think of any other thing but your job or your schedules. Do something today no matter how mundane and tell me if you will be thinking of anything negative or suicidal thoughts. Read more Useful tips from the source at www.bestlegacy.com.ng |
Over the years, nutritionists and various organisations with the mandate of promoting good healthy living through food consumption have been informing people the benefits of eating vegetables. In most cases, the likely benefits have been pivoted on the fact that people who eat different categories of the crop are likely to have a reduced risk of some chronic diseases. Source --- www.bestlegacy.com.ng Vegetables are rich in a particular group of nutrients called antioxidants, which fight cellular damage and help prevent heart disease, cancer, Parkinson's disease, atherosclerosis, heart attack and Alzheimer's disease, according to the Linus Pauling Institute, Oregon. Despite the various health benefits and economic values linked to the crop, some countries are lagging behind in terms of consumption and production. Vegetables which encompass pumpkins, tomatoes, onions, carrots, lettuce, cabbage, cucumbers, and potatoes among others were consumed mostly in China, Armenia, Albania, Iran, Montenegro, according to a 2011 estimate. In the same year, Nigeria’s consumption was 65kg per person in a day and ranked 66 among 88 countries in the world. Since the country attained the position, local consumption has continued to increase exponentially while the production is declining every year. Our analysis establishes that in 2017, Nigeria will have 23.6 million metric tons deficit of the crop because farmers would only produce 7.2 million metric tons, against 30.8 million the whole population needs. The analysis also indicates that in 2020 and 2025, Nigeria will have a deficit of 49.9 and 153.4 million metric tons respectively. The results show that there would be ‘a vegetable crisis’ from 2017 to 2025 if the right policies and business decisions are not taken by the concerned stakeholders. Setting the right policies and taking informed business decisions would help governments and the citizenry. For instance, our projected producers’ price per metric tons of the crop shows that farmers are likely to sell it $988 in 2017, $947 in 2018 and $907 in 2019. However, in 2020, the price will slump to $869 due to many factors such as weather conditions. Foreign market size Historically, countries within Europe continent are the top consuming nations. The Netherlands, the United Kingdom, and Belgium are the leading direct importers of fresh vegetables from developing countries. The Netherlands is the biggest importer from outside the EU with almost 2.6 million tons of fruit and 367 thousand tons of vegetables, according to a recent estimate. In 2014, Morocco, Egypt, Turkey, China, Peru, Kenya, and Senegal led among the countries that supplied fresh vegetables to the EU in million tons. The recent icy and rainy weather in Southern Europe, especially Spain and Italy from which countries like United Kingdom imports most of its fresh vegetables indicates an opportunity that farmers and aspiring entrepreneurs in Nigeria should exploit. According to BBC report, the bad weather is likely to significantly increase the price of vegetables across northern Europe. For instance, British supermarkets have been forced to ration vegetables after floods and storms ransacked crops across the Mediterranean. Another measure being taken by the retailers is the ration. By this, buyers are being restricted to the specific quantity they can buy at one time, with broccoli and iceberg lettuces among the worst affected vegetables. Local market size In Nigeria and other countries in West Africa region, the consumption is increasing yearly, according to Food and Agriculture Organisation’s projection. In Nigeria, consumption quantities differ from one zone to another and city to another. Lagos, Kano, Ibadan, Kaduna, and Port-Harcourt remain top consuming cities, according to our analysis. In Lagos, 3.3 million metric tons are estimated to consume by the residents while 1.7 million metric tons would be consumed in Kano. In Ibadan, Kaduna, and Port-Harcourt, Nigerians in these cities are expected to consume over 573,000; 254,000 and 187,000 respectively. When it is the supplying of edible vegetables and certain roots and tubers, Benin Republic, Cote d ‘Ivoire and Ghana markets worth pursuing by Nigerian farmers. In 2015, Cote d ‘Ivoire imported vegetables valued $34.5 and $5.1 million from Holland and Niger respectively. In the same year, Ghana imported vegetables valued $6.4 and $5.7 million dollars from Niger and Burkina Faso accordingly. The bulk of the Benin Republic’s import was from her colonial master, France, and Belgium. The country imported vegetables worth $883,000 from France and $768,000 from Belgium. Our analysis of local production with the prices charged by the producers per metric ton in 2016, which was projected into 2017 and 2018, indicates that prospective producers in these years have $7.1 billion and $7 billion to make respectively. Vegetables Nigerians need Watercress, beets, spinach and parsley are some of the categories of vegetables Nigerian farmers and aspiring entrepreneurs need to focus on. These vegetables are beneficial to the people, especially those suffering from chronic diseases and others. Health Tips: The 8 THINGS BODY NEED IN THE MORNING 20:18:00 - Health https://www.bestlegacy.com.ng/2018/02/health-tips-8-things-body-need-in.html Life is busy. It can feel impossible to move toward your dreams. If you have a full-time job and kids, it’s even harder. How do you move forward? If you don’t purposefully carve time out every day to progress and improve —without question, your time will get lost in the vacuum of our increasingly crowded lives. Before you know it, you’ll be old and withered, wondering where all that time went. As Harold Hill has said: “You pile up enough tomorrows, and you’ll find you are left with nothing but a lot of empty yesterdays.” Rethinking Your Life and Getting Out of Survival Mode This article is intended to challenge you to rethink your entire approach to life. The purpose is to help you simplify and get back to the fundamentals. Sadly, most people’s lives are filled to the brim with the nonessential and trivial. They don’t have time to build toward anything meaningful. They are in survival mode. Are you in survival mode? Like Bilbo, most of us are like butter scraped over too much bread. Unfortunately, the bread is not even our own, but someone else’s. Very few have taken the time to take their lives into their own hands. It was social and cultural to live our lives on other people’s terms, just one generation ago. And many millennials are perpetuating this process simply because it’s the only worldview we’ve been taught. However, there is a growing collective-consciousness that with a lot of work and intention , you can live every moment of your life on your own terms. You are the designer of your destiny. You are responsible. You get to decide. You must decide — because if you don’t, someone else will. Indecision is a bad decision. With this short morning routine, your life will quickly change. It may seem like a long list. But in short, it’s really quite simple: Wake up Get in the zone Get moving Put the right food in your body Get ready Get inspired Get perspective Do something to move you forward Let’s begin: 1. Get A Healthy 7+ Hours of Sleep Let’s face it : sleep is just as important as eating and drinking water. Despite this, millions of people do not sleep enough and experience insane problems as a result. The National Sleep Foundation (NSF) conducted surveys revealing that at least 40 million Americans suffer from more than 70 different sleep disorders; furthermore, 60 percent of adults, and 69 percent of children, experience one or more sleep problems a few nights or more during a week. In addition, more than 40 percent of adults experience daytime sleepiness severe enough to interfere with their daily activities at least a few days each month — with 20 percent reporting problem sleepiness a few days a week or more. On the flip side, getting a healthy amount of sleep is linked to: Increased memory Longer life Decreased inflammation Increased creativity Increased attention and focus Decreased fat and increased muscle mass with exercise Lower stress Decreased dependence on stimulants like caffeine Decreased risk of getting into accidents Decreased risk of depression And tons more… Google it. The rest of this article is worthless if you don’t make sleep a priority. Who cares if you wake up at 5 a.m. if you went to bed three hours earlier? You won’t last long. You may use stimulants to compensate, but that isn’t sustainable. In the long run, your health will fall apart. The goal needs to be long-term sustainability. 2. Prayer and Meditation to Facilitate Clarity and Abundance After waking from a healthy and restful sleep session, prayer and meditation are crucial for orienting yourself toward the positive. What you focus on expands. Prayer and meditation facilitate intense gratitude for all that you have. Gratitude is having an abundance mindset. When you think abundantly, the world is your oyster. There is limitless opportunity and possibility for you. People are magnets. When you’re grateful for what you have, you will attract more of the positive and good. Gratitude is contagious. Gratitude may be the most important key to success. It has been called the mother of all virtues. If you start every morning putting yourself in a space of gratitude and clarity, you will attract the best the world has to offer, and not get distracted. 3. Hard Physical Activity Despite endless evidence of the need for exercise, only one-third of American men and women between the ages of 25 to 64 years engage in regular physical activity according to the Center for Disease Control’s National Health Interview Survey. If you want to be among the healthy, happy and productive people in the world, get in the habit of regular exercise. Many people go immediately to the gym to get their body moving. I have lately found that doing yard work in the wee hours of the morning generates an intense inflow of inspiration and clarity. Whatever your preference, get your body moving. Exercise has been found to decrease your chance of depression, anxiety and stress. It is also related to higher success in your career. If you don’t care about your body, every other aspect of your life will suffer. Humans are holistic beings. 4. Consume 30 Grams of Protein Donald Layman, professor emeritus of nutrition at the University of Illinois, recommends consuming at least 30 grams of protein for breakfast. Similarly, Tim Ferriss, in his book, The 4-Hour Body, also recommends 30 grams of protein 30 minutes after awaking. According to Mr. Ferriss, his father did this and lost 19 pounds in one month. Protein-rich foods keep you full longer than other foods because they take longer to leave the stomach. Also, protein keeps blood-sugar levels steady, which prevent spikes in hunger. Eating protein first decreases your white carbohydrate cravings, which are the types of carbs that get you fat. Think bagels, toast and donuts. Mr. Ferriss makes four recommendations for getting adequate protein in the morning: Eat at least 40% of your breakfast calories as protein Do it with two or three whole eggs (each egg has about six grams of protein) If you don’t like eggs, use something like turkey bacon, organic pork bacon or sausage, or cottage cheese Or, you could always do a protein shake with water Continue reading from here https://www.bestlegacy.com.ng/2018/02/health-tips-8-things-body-need-in.html |

Career Tips : The 6 Reasons Why Embracing Failure Helps You Succeed 19:20:00 - Career, Other Tips Read more of this Inspirational Tips from the source at www.bestlegacy.com.ng “I’ve failed over and over and over again in my life and that is why I succeed.“ – Michael Jordan Most people hate failure. They don’t have what it takes to win and will be consistently impaired by the challenge and the disappointment on their journey. Don’t get me wrong, failing sucks. Facing the dark throws of defeat and despair can make it hard to persevere. When life tells you that you aren’t good enough or that you don’t have what it takes, it can be challenging to fight on, but you must. Doing something that you can fail at means that what you are doing is worthwhile. If you didn’t push yourself or grow into someone new on a path of ease and comfort then life would certainly be boring and uninspiring. What is even more awe-inspiring is just what failure can do for you. Failing can be one of the most incredible drivers to success and included here are the 6 ways that failure can help you succeed: 1. It sets you on a new path When you fail, it could be a sign that you shouldn’t have been going in this direction, to begin with. This, of course, is if you recognize clearly that your goal or vision for what you wanted isn’t exactly what means the most to you. Failing should hurt, but you should only proceed in a different direction if you don’t feel it within your core to go forward in your initial direction despite that failure. This means that your vision of success has to be compelling enough to drive you forward, even if it is hard. 2. It reaffirms your previous direction When you fall and then get right back up towards that same direction and goal you send yourself a message that you still want it even though you are going through pain and devastation to get there. This strengthens your investment and your will to win. If you are willing to fight for your goal even when you have been put through pain and struggle then you tell yourself and the world that this is a worthwhile goal. 3. You tell yourself that you are worthy of the goal by fighting on Fighting on despite disappointment shows you that you still believe in yourself. It shows that despite irrefutable evidence that you can’t do it, you will still strive to win. This action itself is communication to yourself that you will win. When you have the opportunity to affirm the belief you have in yourself despite all the negative feedback, the judgment of others, and what happens to you in life, this can allow you to become more resolute in your goals. This is really a gift of failure. 4. The challenges are what cause you to grow Failure is just a sign for you to understand that you need to grow more. What some people have a difficult time in comprehending about failure is simply that it will mold and shape you into a person that can reach your destiny. When you are sharpened by the challenges thrown your way and the despair of failure, this allows you to grow and become a better person. Look beyond the immediate pain and realize that it is only through the failures we face that turn us into the person that we really want to become. 5. Your failure leads to a compelling story Through our biggest obstacles, the most incredible stories can be told. These are stories of you overcoming your biggest challenges and becoming the person you wanted to become. These are stories that shape your life and inspire others. It would be sad to look on one’s life after having lived it only to realize that they had never failed. This likely would be a life of comfort and mediocrity. Without having failed then one wouldn’t have many great stories to tell or any noteworthy accomplishments to talk about. 6. How you respond to failure inspires others What you do in the face of failure will inspire and motivate others. How you show up when faced with the ultimate defeat will impact the lives around you. It can help them to achieve their biggest goals and this can drive you even further. Your fans and your critics are watching to see what you will do in the face of failure. It’s not important to pay attention to your critics or even that you will fail because you will, but it is more important how you will show up in the face of such disappointment. When you take failure for what it is and strive on further towards your goal, others will notice and you could very well be the cause that inspires someone else to greatness. Looking at failure in a different way can be one of the most profound changes that you will make in your life. The moment of failure sucks, but what you can gain from it might just transform your life. Know that you are interested in the long-term rewards of becoming the person you want to become. Find joy in failing because the knowledge of such a thing means that you are even closer to your goals. Anything worth doing or any goals worth having are worthy of failing at. If you can’t fail at something then likely it is an uninspiring and fruitless path. What I have found is that the fails lead to your greatest successes. Fail more today so that you can succeed tomorrow. Look back at your life and notice how just after you have failed, then came your biggest accomplishments. What does failure mean for you? These 14 things below are some of women’s biggest worries and questions about their bodies. Source - www.bestlegacy.com.ng 1. Peeing frequently Many women worry urinating frequently is a sign of diabetes (because it can be), but if there are no other symptoms to go along with it, you’re probably fine. If you drink a lot of water, you’re probably going to pee a lot. 2. Facial hair Do you secretly wax or shave your lady stache? You’re not alone. It’s currently a social taboo to admit that many women have facial hair, but don’t think you’re alone in dealing with it. 3. Toe hair Yeah, you’re definitely not the only one with this. 4. Discharge Discharge from your v**ina is healthy and normal, according to WebMD. It helps prevent infection down there. The color, consistency and smell can vary depending where you’re at in your menstrual cycle. 5. Earwax Here’s the thing – everybody has it. Most people don’t need to clean it out because your body naturally takes care of it, but most people want to clean it out anyways. Doctors recommend you never clean them out on your own, but if you must, gently clean them out with a Q-tip (no pushing!) and only right after you shower. 6. Acne as an adult People talk about acne like it’s a teenager ailment, but … it’s just not. Acne often gets worse as your body matures. If you’re confused why your face still seems to think you’re 13, at least get some comfort in knowing the rest of us are all wondering the same thing. 7. Bumps “down there” There are several explanations for bumps you might find on your vulva. “Most of them are NOT contagious, NOT life threatening, and NOT STDs,” wrote Dr. Charlotte Grayson, an internist and Health Central writer. Many of these are cysts, which come from a blocked skin gland. 8. Asymmetrical body parts Are your br**sts different sizes and even possibly different shapes? Don’t let that worry you. Just like the sides of your face aren’t symmetrical, neither are your br**sts. It’s completely normal. 9. Lumps in your chest Speaking of br**sts, you don’t have to panic every time you feel a lump in your br**sts. While you should definitely be taking precautions for chest cancer by getting mammograms and monthly self exams, most women get lumps that are not cancerous. Only a doctor can tell you for sure, but if you’re regularly getting a mammogram, a lump will be spotted long before you can even feel it. 10. Tiny bumps on your arms or legs Some people call it chicken skin, but it’s real name is keratosis pilaris. Many people have it. It’s caused by your follicles getting clogged and won’t naturally exfoliate. Although you can’t completely get rid of it, gentle exfoliation can help. (It was once believed a hard exfoliation was better, but this only agitates the skin.) The remaining are here - http://www.bestlegacy.com.ng/2018/01/health-tips-these-14-things-below-are.html |
See The 11 REASONS landlords, investors lose their investments on rental property 18:42:00 - Opinion / Safety Tips, Other Tips Source: - www.bestlegacy.com.ng Whether or not investors/ landlords of rental properties will be successful and have reliable returns of their investments is dependent on selecting reliable tenants, who will meet their contractual obligations for both the payment of rent and maintenance of the property. However, many landlords end up not being able to recoup their investments on rental properties because of Bad tenants – those who do not meet these obligations. Hence, people are afraid of investing in rental properties. The main aim of this article is to point out the avoidable mistakes that costs landlords the return of their investments on rental property and to enlighten landlords/would be landlords on how to manage rental apartment successfully. 1. Accepting a new tenant without careful and thorough screening The most serious and costly danger to a landlord is having a tenant who stops paying rent and uses legal tactics to delay eviction. Landlords have to do due diligence by checking with former landlords. The tenant’s income has to be checked from his employer. Very often, tenants are selected on their personal appearance and on very basic and often difficult to corroborate personal reference information. 2. Not using a Lease/ Tenancy Agreement Another mistake that landlords/investors in rental properties make is not to have a written lease/tenancy agreement, which will clearly state the terms of tenancy/lease agreement between the parties, signed by the tenant. Where there is no written agreement the provisions in various tenancy law of a state where the property is situated will dictate the terms of the agreement, which may not be favourable to the landlord. By Lease/Tenancy Agreement, the landlord will be able to put terms and conditions that are favourable to him. 3. Charging very high and exorbitant rent Most of the time, the landlords base the rent on the amount they spent on the property rather than the average rental value in the area where the property is situated. This is one of the reasons why many rental properties remain vacant and unoccupied for years and this results in loss of expected and projected income. Inflated rent will lead to reduction in the number of potential tenants. The majority of tenants have a very good idea of current rental values and charging a comparatively fair rent will create the opportunity to have a greater selection from prospective tenants. 4. Delay of Eviction/recovery of premises process Failure to issue necessary statutory notices for recovery of premises immediately after the rent of tenants expires and refuses to renew. Once you get a tenant that starts paying late then you should issue required statutory quit notices and commence recovery process unless the tenant is ready to regularize. 5. Not carrying out periodic inspection on the property Some landlords or their attorney fail to conduct periodic inspection on the property so as not to bother the tenant or intrude in the tenant’s privacy. It is business wise for the landlord to inspect his property to ascertain that that house is being properly maintained and not being destroyed. This will save the landlord a lot of money and headaches in the long run. 6. Wrong Termination/ Eviction Procedures Landlords who follow the wrong procedures when terminating the lease/tenancy end up losing a lot of expected income, for instance, where a shortage required statutory notice is given or the notice given is not in writing or the notice is defective in law. There are procedures which must be followed if the landlords wish to evict a tenant. It is better to get a property lawyer to handle the recovery process to avoid costly mistakes which could lead to loss of revenue. 7. Caution fee/ service charges Another mistake investor in rental property makes is not to collect specific amount as caution fee which will serve as a security where the tenant destroys the property. Service charges collected from the tenant at the point of packing in into the property will be used to maintain and to service amenities in the premises that are commonly used by the tenants. 8. Friendships with the tenant When the relationship between landlord and the tenant is too cordial it makes it practically difficult to take action if the tenant breaches the terms in the lease/tenancy agreement. Leasing a property is a commercial arrangement and landlords should take a professional approach to leasing their properties. 9. Maintenance problems A landlord/investor who intends to retain good tenants should be responsive whenever there is repair work to be done on the property. Maintenance problems should be addressed quickly to ensure good tenants remain happy. Landlords who argue with tenants over maintenance problems may find it difficult to retain good tenants or maintain regular rental payments from their tenants. Failure to carry out a repair may cause tenants to delay payment of rent. 10. Fighting with tenants. When dealing with tenants, the landlord/ investor must be professional courteous and should be able to keep his temper. An investor/landlord that could not keep his temper should hire a solicitor to manage the property for him. Aggressive landlord will scare the tenant away and the landlord may lose a lot of income as a result of this. 11. Refusing to hire a lawyer when landlord/investor has problem with his tenant Some landlord instead of involving a property lawyer who has experience in tenancy law to handle his matter when he has problem with his tenants, get into more problems by taking law into his hands. In conclusion, for landlords/investors in rental property to get value for their investment, they would have to get a good manager/attorney who has experience and required expertise in tenancy law to handle it. Chronic lack of sleep can lead to many health problems, including heart disease. “The body responds to inadequate sleep by increasing levels of stress hormones, which raise blood pressure and blood sugar levels, while lowering levels of good HDL-cholesterol,” says Dr. Benjamin J. Ansell, professor of medicine at UCLA. The National Institute of Health suggests that adults need 7 to 8 hours each night for optimal health and well-being. 2. Start your workout in the right headspace: One way to strengthen and maintain a healthy heart is through regular exercise. However, it’s important your workout intentions are pure, and not just a way of “blowing off steam. ” Findings from a 2016 study suggest that heavy physical exertion and emotional anger may be a potential trigger for a heart attack — particularly for those who’ve had a heart attack in the past. The good news? There’s an easy solution. For optimal cardiovascular health, The American Heart Association recommends at least 150 minutes a week of moderate-intensity exercise or 75 minutes of vigorous aerobic activity a week to improve cardiovascular health, though of course you’ll want to begin your workout in the right headspace.” A gentle yoga or meditation warm-up session can also provide cardiovascular health benefits when considered as part of an overall healthy lifestyle. 3. Satisfy your sweet tooth with dark chocolate: Not everything you love is bad for you. In fact, dark chocolate is loaded with flavonoids, which are plant-based nutrients and powerful antioxidants that are naturally found in fruits and vegetables. Think of them as nature’s secret healthy weapon. Experts say flavonoids can help lower blood pressure, improve blood flow to the heart and brain, and lower the risk of developing blood clots. Bear in mind that many chocolates are packed with processed sugars as well as artificial flavors and colors. Seek out a dark chocolate bar that contains at least 70 percent cocoa and limit your serving size to just one small square. 4. Avoid late night meals: When it comes to dinner, the timing of your meal could be just as important to your heart health as the kinds of food that you’re eating. New research indicates that eating dinner within two hours of going to bed may increase overnight blood pressure, and thus the risk of a heart attack, particularly among people who already have high blood pressure. Though more studies are needed to confirm this observation, health experts agree that eating too close to hitting the sheets can cause indigestion and wreak havoc on your sleep. 5. Be proactive between annual checkups: Of course, life is demanding, everybody knows and things happen. But, postponing your annual physical exam is something you should desist from. Annual check-ups are vital for everyone’s heart, whether you have a pre-existing cardiovascular condition or not.“The most important thing for people to understand about heart disease is that most patients have no symptoms even when they are at substantial risk of a heart attack,” Ansell says. The good news? There are proactive measures you can take in-between your annual check-ups to keep your heart in tip-top shape, like talking to your doctor about starting an aspirin regimen and getting blood pressure checks at your local pharmacy. And don’t forget to talk to your doctor about your heart health risks at your next annual screening. Continue reading at the source www.bestlegacy.com.ng |

In recent time, Nigeria government has developed tremendous interest in agriculture, the like of which was dated back to the era before the oil boom of the 1960s. This was a result of the deliberate effort by the government to diversify the nation’s economy; a strategic plan to pave way out from the recession plaguing the country. Read more Useful Tips To enhanced your daily life activities on www.bestlegacy.com.ng The government has therefore developed a lot of policies - ranging from ban of importation of some food products, financing of some local processing companies, provision of loan to intending farmers etc. – all with the motive of addressing the nation’s economy through agriculture. A cassava farm Over time, the emerging economic changes most of which are favourable to farmers have instigated a lot of people to develop interest in agriculture. However, few are those who have invested in this growing sector owing to what they see as impediments such as: 1. Where to source for cheap and fertile farmland; 2. What to cultivate that will bring high profit; 3. Farm labourers’ challenges; 4. Stress factor associated with farming; 5. Time constraint; 6. Management issue; 7. Dislike to work on farm/bush area; 8. Distance of farms from cities; 9. Inability to combine farming with Job or businesses at hand; and 10. How/where to sell the farm produce at good price Consequently, a vast majority of the citizens – though interested in agriculture– are yet to tap from this goldmine. What now is the way out? From experience, there are two basic solutions to address these “presumed obstacles” noting that solution 2 is the only option that guarantees total way to farm without being on the farm unless for occasional inspection of the farm at free time. Solution 1: Part-time engagement of contract farmers Here, the investor engages the service of farmer(s) who will only setup the farm for him at agreed price. After this, the investor takeover the farm management himself after it has been thoroughly explained to him by the farmers. However, he/she can’t do without occasional consultation of experienced farmers. Hence, the investor shoulders the responsibility of sourcing for farm equipments, hiring of labourers, herbicide application, harvesting and so on. As a result, he/she will need to visit the farm at intervals. This method is more practicable for plants that require less management like cassava etc. However, in most cases, this lack continuity due to: i) inability to cope owing to some of the “obstacles” stated above; and ii) inability to address problems promptly owing to inexperience, external hinderances etc that finally lead to farm collapse. Cassava tubers Solution 2: Full-time engagement of contract farmers This is what we do recommend for most people as it’s more convenient and best for crops that require frequent management practice and visitation. By this, the investor partner with full-seasoned practicing farmers who will shoulder all the farming activities from land procurement (if need be), seeding to harvesting and marketing on reasonable charges. These farmers have no problem with any of the aforementioned challenges as farming is their lifestyle; they have passion for it and have dedicated their life to it. These farmers could be paid on salary or the profit could be shared based on agreed percentage. However, the latter option is better as it makes the farmers more committed towards the farm’s success. For good and cost-effective farm practices coupled with impressive output, the contracted farmers - though experienced – should be: informed and trustworthy. Gone are days when agriculture is a circular approach, when things have to be done the way our forefathers are doing it. Getting the right information at hand from research institutes, government agencies could go a long way to inform the farm yield. Moreso, informed farmers are liable to get things done better and cheaper. Imagine a farmer getting a farm land for #170,000 per acre! However, trustworthiness shouldn’t be overlooked. Experience and information without trust will ruin the farm Considering the agricultural revolution in the country and the availability of contract farmers, there is no impediment to an investor from embracing this fastest growing sector of the nation – agriculture – that has successively take Nigeria out from the state of recession plaguing Nigerians. Career Tips: The 5 reasons people give up on their dreams Look around you and you will be amazed at what you see. So many people started with a burning desire, a passion indescribable, and a well determined success oriented mindset. But where are they today? They choose to give up! JK Rowling’s famous book, Harry Potter was rejected by 26 publishers before she finally got published. Some even advised her to change the content. But she didn’t. Your dream is your dream and it doesn’t have to be clear to others, exactly how it is to you. JK Rowling stood up for what she believes in and she didn’t let go of her dream. Harry Potter didn’t only became a success, but it became one of the best books to have been published on earth. Now, in my study I can visualize all these publishers scratching their heads. What a miss for them and what a gain for Rowling because their rejection set her on the right path. When you try at first, there is a chance that you might not get what you want. That doesn’t mean you should give up. What you need is your inner strength and the big question is your willpower as strong as your dreams? Those rejections you are facing are meant to toughen you up. Steve Jobs, still one of my favorite hero on planet earth. Steve finds it very hard to implement his Apple idea. No capital, no investment, no rich family money, no rich friends to support. All these deficiency couldn’t stop him. His will power is even far powerful than his dream. He pulled out more than a thousand calls looking for investors. Form 1 to 1000 he couldn’t find any. As at then, his ideas where rubbish. They find it so difficult to believe him. They couldn’t comprehend. But the most important thing is that Steve has a clear vision and he sticks to it. Luckily for him, far above a thousand calls, he got an investor. Yes! He is human, because I can hear you say “he isn’t human, because it’s not possible”. Let’s just say, there are few people who can go to any lent to actualize their dreams. Steve is one of those. Apple became the most valuable company on earth and I still wonder, “a company built from noting?” Your dream or vision doesn’t have to make sense to everyone you shared it with, just let it makes sense to you. But how well can you interpret what you envisioned. People get tired after struggling for so long trying to make a mark but couldn’t. They say to themselves “this dream is useless” Your dream will be useless if you can’t attach a specific meaning to it. If your vision is blurry, your results will be more blurry. 2.Too many consultation Seeking a good counsel is always a smart move. But when you gather too much opinion on what to do with your ideas, you are setting a trap for yourself and you are doomed to fail. Too many consultation will confuse you. You will be forced or compel to change your idea and even worse. Why not work hard and see where those ideas can get you. You seek for counsel when the greatest counselor is within you. Your instincts are your best guide, but sadly most people are robbed of this great companion because of mind blockages. Be sure of what you want and follow your heart. 3. Fear of failure Why most people give up is that they are too scared to fail or should I say success terrifies them. They can’t just imagine themselves fail. Failure is just a word and it’s a huge part of success. There is no fire without a smoke, so also there is no success story without failure. It’s more honorable to try and fail, than not to try at all. 4. Self doubt We have so many people with great potentials. But they choose to live their lives based on ‘what if’. If you can’t believe in yourself to accomplish a task, then don’t even dream. An idea not conceived is far better than an idea conceived without implementation. A fish is better of in the river. Believe that you can and you will. 5. Setting Unrealistic Goals What are the characteristics of a realistic goal? A goal has to be SMART • It has to be Specific. You need to know exactly what you want • It has to be Measurable. You need to be able to quantify your expectations • It has to be Achievable. You are the one setting the goal, so don’t exceed your willpower. You don’t need to lie to yourself • A goal has to be Realistic. Make sure you know your ways. Make sure you know the best means to achieve your goals even before you set any. • A goal has to be Time-Bond. You need to put a time frame to it. Have a specific time you want to achieve that particular thing. Once you miss any of the steps above, your ways around achieving your dream or goals becomes a maze. Abandoning your dream should never be an option if you know what to do. You are closer to success than you think. You’ve not tried everything yet and right before success there is a dark place (it’s always the most scary part of any endeavor). Your past failures does not predict the future. If you quit, someone else will finish the job. Please have it in mind that, the world does not owe you anything and you don’t need fate to smile on you before you can make a mark on destiny. You can create your own inheritance, you can create your own opportunities, you can be whoever you want to be. It all depends on you.
