It astonishes me when people call me and tell me they are in a situation because they didn't do their research and they bought land, not knowing what they had, and now they're worried about getting a notice from the Land Bureau Office stating that they are encroaching on illegal government lands and must vacate them.

The primary motivations for finding out who the land belongs to include checking the present owner, how they obtained the land, why they're selling, what is compelling them to sell, whether there are any legal or dispute-related matters that require an unqualified buyer to acquire it, and to find out if they have insufficient documentation for the land.

You'll need to study the land to see whether it is a decent plot that is not subject to government acquisition, if it is, if it's involved in a communal or legal issue, or if it violates any restrictions.

Lastly, you must also investigate all of the documentation that the owner is required to have, including such things as an assignment deed, a sale contract, a C of O, governors' consent, and more. The checklist is extensive, but it needs to be done to make sure you're completely satisfied with the title. This is my advise to you on why you should consider investing in Ibeju Lekki properties right now.

The Ibeju-Lekki axis you're seeing is the same location where the Lagos state government site the largest Free Trade Zone in West Africa - called the "Lekki Free Trade Zone".
