Suleja is one of the cheapest options near Abuja, but note it’s in Niger State, not the FCT. Very few listings are online right now. The ones I saw: a 2-bedroom bungalow at about ₦1.5M a year, and 1-bedroom or mini flats around ₦400K–₦500K. Prices there are mostly agreed through local agents, so you’ll get a better picture by going round with one for a day.
The catch is the commute. The Suleja–Zuba road and the Kubwa expressway can be very slow in the morning and evening, so if you’ll be working in central Abuja, test the trip at rush hour before you decide. Madalla, along the Kaduna road, is a popular part of Suleja for people who work in town.
Maigidaane:
Thanks, do you have idea about Suleja rent?

You’re welcome! If you go further out, rent drops a lot. Rough yearly rent for a 2-bedroom from current listings:
• Kubwa: about ₦3M–₦4M. The biggest satellite town with the most amenities, but the Kubwa expressway is slow at rush hour.
• Lugbe: about ₦3M–₦4.5M. On Airport Road, so it’s handy if you travel often.
• Karu (FCT side, near Nyanya): about ₦2M–₦2.7M. Close to the city in distance, but traffic on the Nyanya axis is serious.
• Dutse / Mpape: from around ₦2.5M. Close to Kubwa and Maitama, though some inner roads are rough.
• Jikwoyi, Kurudu, Dei-Dei, Gwagwalada: from roughly ₦1.7M–₦2M. The cheapest of the lot, but expect a long commute.
• Mararaba (Nasarawa side): from about ₦1.5M. Heavy traffic, and some streets flood in rainy season.

Older flats go for less than this and new estate builds go for more. Before you pay, visit the area at rush hour and after rain, and budget for agency, legal and caution fees on top of the rent.
Maigidaane:
Thank very much, I appreciate, the rent is here, any suggestions on areas on the outskirts of Abuja and cost of rent
Travel › Moving To Abuja Or Coming For December? Ask Your Questions Here by visitabuja(op): 6:48pm On Oct 29
Abuja resident here. If you're relocating, coming for NYSC, or visiting for Detty December and you're not sure which area to stay in, how to get around, what things cost, or what's happening, drop your question and I'll answer.

Some quick ones to start:
1. Abuja is spread out. Choose where to stay based on where you'll spend your days, because traffic on the Kubwa expressway, Airport Road and the Nyanya axis is heavy at rush hour.
2. Use Bolt/Uber or a cab you know, especially at night. One chance is real.
3. Coming for December? Book flights and accommodation early, because prices climb, and expect Harmattan dust from late November.

Good move, Abuja is a calm place to settle. For a single guy on a middle-class budget, check out:
• Gwarinpa: big estate, plenty of food spots and shops, but expect traffic on the Kubwa expressway at rush hour
• Jahi / Katampe Extension / Life Camp: newer, closer to the city centre, a bit pricier
• Lokogoma, Galadimawa, Lugbe: cheaper. Check the road into the estate in rainy season before you pay
• Kubwa / Dutse: the most affordable, but a long commute if you’ll work in town

Rough yearly rent for a 2-bedroom flat right now:
• Kubwa: ₦2.9M–₦4.2M
• Lugbe: ₦2.9M–₦4.4M
• Lokogoma / Galadimawa: about ₦3.5M–₦5M
• Gwarinpa: ₦4.1M–₦6M
• Life Camp: ₦4.6M–₦6M
• Katampe: ₦6.1M–₦10.6M
• Jahi: ₦6.8M–₦11.7M

On top of the rent, budget for agency, legal and caution fees. Each is often around 10% of the rent.

For light, ask which band the street is on and whether the estate has a borehole. Tech, NGOs and hospitality are the easiest sectors to find jobs in. Keep your online work while you search.
Never pay “inspection fee” to an agent you met online, and avoid unregistered cabs at night (one chance is real). We put the common tricks together here: https://www.visitabuja.org/common-scams-in-abuja/

Welcome! Ushafa is quiet and has a proper neighbourhood feel. Plan around Dutse junction traffic in the mornings if you’re commuting into town, and use Bolt/Uber after dark instead of picking cabs off the road. On weekends, Jabi Lake and Millennium Park are easy outings that don’t cost much. Enjoy the suya, the guy above no lie 😄
