This topic is borne out of the need to do things well. To talk about the conditions we find in the place we rent and live in, either for residential or commercial business.

Are most landlords bad, are they all greedy (shylocks) What are those things your landlord does that gets you mad? Are there laws regulating the increase of rents? Is the Lagos rent law or any other known legislation working in your area?

What about the tenants, are they all aggressive, are they noisy and dirty or pokes their noses into things that dont concern them. How do you solve tenant vs tenant issues?

Who should repair fittings in the house? How frequent? leaking roofs, broken door keys? What about toilets that gets filled, who evacuates the waste and who pays for it? Must the landlord provide parking space in his compound for the tenants?

What should attract the quit notice? The resident lawyer in the house should also throw more light into these issues.

Too many questions and many more answers expected, what are your views on these issues8)

Its very clear that nigerian govt frm federal dwn to local govt arent serious about housing. I really dnt know of any law regulating landlords. Maybe my ignorance is as a result of 'pseudo- or non-enforcement' of such laws. To be very honest and plain,landlords are way too cruel on tenants in nigeria. Fittings in newly erected house lasts for only few months and become faulty. And they(landlords) usually dnt renovate them yet they will increase rent almost every year. They never make effort to re-paint the building. The issue of quick notice is jst an clear example of man's inhumanity to his fellow man. You annoy your landlord and if threatens you with quick notice. These are things govt needs to correct. The interest of the tenants rnt protected at all. You come into our cities and buildings are looking dirt,tattered and dilapidated with no security lights. How can forget poor architecture,poor ventilation,no parking lots,high rising houses with no easy means movement or water supply. The list is damn endless. Even govt owned estates rnt left outta these issues. The basic truth is that Landlords maltreat tenants far more than tenants do to landlords! It calls for serious intervention frm govt of all levels. Local govts shuld, instead jst sitting idle and embezzling money,undertake this kinda service. it will go a long way in affecting the citizens positively.

Hello,what legal action can be taken when a landlord increases rent to over 120 %,,breaks up compound floors,pipes,gates, n walls and makes the compound unconducive,and you have 2 months before ur rent expires...and he threatens that you must leave immediately ur rent expires if u can not pay the increased money...

Which state are you. Lagos has a maximum allowable and if my memory serves me right its looked at over a 3 year period and.120 percent is way above what is allowed.,

Could it be that the landlord is carrying out a major refurbishment such that we are looking at apples and oranges.

This is happening in Lagos ajah area.....the landlord is not doing any refurbishment,,,, he just built beside the house n said he would interlock ...

PLS for a yearly Tennant, how many months QUIT NOTICE suppose to serve that person legally. Am a Tennant was served 3months notice by my landlord lawyer

If in Lagos, you are to receive minimum of 6 months notice. As it stands, the notice you were served is invalid.

However, if the landlord did you no wrong and is a reasonable person, you can discuss with him to find a way of amicable resolution.

Provide the tenant with a tenant's form which requests all information you need from that tenant. Once you have it, verify the info. Speak to his or her employers and previous landlord.
Try to gauge the income level of the tenant to see if the tenant can maintain payment of rent for the property.

Follow your gut feeling and don't shine teeth with the tenant. It's a business transaction and keep it that way.

The prospective tenant could be owing 3 years rent and wants to use it to pay 1 year rent to you. 2 years from now, you'll open a thread on how to handle a problematic tenant.

Don't inherit unnecessary problems. Speak to his previous landlord.
