In many years of practice in real estate business.
I have come across several clients who frowned at the current practice in real estate business. Often time I fight against it with fellow associates or property Managers but it quit difficult to change the trend since some properties your customer may like is not under your direct company management and you may end up losing the transaction if you play hard on them.

What am about to explain to you now,do happen in real sense when you meet with some real estate agent but the chance of success is 5% ratio to 95% ratio of the present practice now in the market. They are;

1.Rent: big kudos to lagos state government on passing into law the lagos state tenancy bill which set apart some session of the state to collect a year rent.although this law has not enjoy it's full potentials as some landlords or landladies are still collecting More than a year rent.

2.Agency fee:The fee payable on rental value, 10% is charge as agency fee for the number years collected as rent.in practice,the opposite is the case,for one year rent attract two years agency fees in most cases.

3.Legal fee: The fee payable on rental value, 10% is charge as legal fee for the number years collected as rent.in practice,the opposite is the case,for one year rent attract two years legal fees.

4.Caution fee/Refundable deposit: This fee payable on some property against any serious damage cause by the tenant.the amount charge is subject to the property owner discretion.however,this should be clearly stated in your tenancy agreement.

5.Management fee: this fee is charge on all managed properties.the fees are paid for the the following services like maintainance of common area,security,lawma,generator set s/pool,lift,tennis court,gym etc.
