I have an interest in your property but I accidently found an earlier advert in which the same property was advertised at N4.5m few years ago. Now you are advertising the same property at N2.8m. This prompts me to ask you a few questions before I progress my interest and to avoid property scam that I just read about in another Nairaland forum. Of course, it is the worst bitter experience to lose money through property scam, especially if it is a hard earned money with sweat having read about warnings on various forums on Nairaland. Moreso, when an advert is tempting with photos and come with relative price that could raise expectations and interest. Why is the interest low is a worry pointer then? Fear of scam and loosing money?

(1a) how genuine is the flat and its title?
(1b) why did you provide scanty relevant information about this property?
(1c) you provided comprehensive information on a Lagos property you advertised, why don’t you provide comprehensive helpful detailed information on your Ibadan property for sale?
(1d) what is your real full name?
(2) Why do the two prices (previous advert N4.5m current advert N2.8m) dramatically differ?
(3) Why does it take very long on the market?
(4) Is there any known problem or encumberance issues on the land it is built?
(5) Is there any defect in the building structure that you are aware of?
(6) Are you aware whether the house/flat was constructed of inferior materials?
(7) From your experience, has water entered the flat during the raining season?
( How serious is the house damp outside and inside?
(9) What is making you to sell it if it is habitable with no hidden issues?
(10) Are there any problem with the Omo onile or anybody else that could make it difficult for the buyer?
