pls be real my brother , house repocession last qtr. is over 12000 properties , reason being people cant afford mgt. payments.there are more properties than tenantS , so dont cloud anyone out there that the sun is brighter over here. being a landlord for over 10 yrs i know one or two of what am on about. BUYERS BEWARE.

Fact: the Pound Sterling has lost value by almost 35% with major currencies around the world including the Naira
Fact : Houses are being reposessed. But this is the UK  families would be provided homes to live in.
Fact :it is  more difficult to buy because the lenders' criteria are more stringent. In terms of deposit, Loan to Value partly due to the credit crunch.

Fact : Builders are building less houses, First time buyers are waiting for the the ease in credit availablity. Hence,  the lower demand. when demand is low prices will fall. Ceteris paribus

But people have to live somewhere.
Therefore House Rental Prices have gone up because there are limited houses available especially in London. Demand and Supply


However, my message was directed to Long term investors.
Remember i wrote 25-30% deposits needed. That is no small amount.

In as much as i appreciate your pessimism and cynical perceptions.

Ode Remo. You need to believe these things happen. Different strokes for different folks.
The Wealth of the world is being redistributed. Power shift.

Information is power, Reposessed properties are being sold greatly undervalue and that is a FACT.
For a cash buyer it is a one in a quarter century oppurtunity because the economy will pick up again.

MR ADE am not trying 2 knock u , but the truth is you want a repo., with your 30%, infact lets increase it to 40% you still need the financial back up for the other 60% , where will you get that in this trying times. the financial climate is rough i tell you. believe me i know.

Pardon me, Nigeria is not viewed in the international community
to have a robust anti money laundry regulation sytem in place . Hence, our businesses are perceived
to be dodgy and this is not just because of 419.

Thanks to Ribadu (EFCC) we were taken out of the list of uncooperating nations in 2006.

Only Nigeria and Myamar (Burmar) were on that list as at 2006

The Financial Action Task Force is the organisation that deals with  the development and promotion Anti Money Laundry Regulation
and Terrorism Financing  policy for the West.

At the moment we are listed to be cooperating but not fit and proper to be certified to be among Nations given the clean bill.

i think u r trying to believe me . things r harder now, money laundering or not. at the moment i am renovating a complete rundown now in sth. norwood, believe me with the council new build reg and what not this project is heading for a loss. things i used to get away with as a builder for 10 yrs i cant now. council wahala is fire. so people should tread carefully into this mkt in this trying times.

For someone who is not Resident in the country (UK)
Considering the council is a serious option.

Really, you would not have problems with the council
if your property is in a good and certified condition.
Things like Gas Safety Certificate should be done annually.
You can get a management company ( Estate Agent) to manage
your  poroperty for you. But you run the risk of discretionary charges (fees).

The council option is long term because it is a contract and less headache if you
are prepared to do what they want.
Seriously you need to spend money to make money.

Yes, you are right. New houses migth fail.
But not all new houses are in a good and certfied condition.
I mean having gas safety Certificate, Fire Alarm, Service History for Boilers and Heaters, Home Information Pack (HIPS). etc

the exact thing i have been trying 2 tell mr ade. i am refub. at the moment at sth. norwood the croydon council headache is wahala a project of this type will normally cost 60k but we are now approaching 100k and not there yet. investorS should be aware . i have been a builder for almost 10 yrs , things have changed tremendeously.

It is where we come to appreciate our ideas and see the good and hear the good of it.
We do appreciate constructive view points and criticism.


My clients are happy customers today.
Those not resident in the UK need not worry about Tennants missing payments.
They are with the council. However, councils are different.

The thread was targeted at Nigerians not residing in the UK to take advantage of the depreciating Pound sterling.
and not for very successful and super qualified Buy to Lets Landlord like you.

The Pound lost 25% of its value against the Naira at a point. It was N180 to a Pound.
We have been used to N235-N250 for the past two years. So this drop was significant.
Meaning before now you needed about N24,000,000 but recently you only needed N18,000, 000 to buy a £100,000 property.

So far, the response has been good and cautious in appraoach.

If you have an idea please share it. That is the objective
You can be constructive, at least other readers will welcome it.

If you have a better idea you are welcome. You never know they might be interested in the secret of you success.
please share it.

Anyway the Pound  have appreciated against the Naira betterstill the Naira depreciated as at Friday 12/12/2008
it was about N210-N215 to a Pound. This is infact not misleading.

This thread is gradually reaching the end of its life cycle. Don't you think?
