Hmnn, hope you have @ least 360,000 then you'll be lucky enough to get a BQ! depending on the area. you have a choice - Alaka or Ipori Estate, or them Bank Olemo & Co. Housing is quite expensive in Surulere o, why not move to Maryland or palmgrove or smth? Maryland is the Centre of Lagos for all I care!

Nope, Lagos Agents usually demand for 2 years down payment. I'm looking forward to a time when our agents will demand for quarterly payment, it's killing.

So you may be lucky to get 180,000 per annum + Agent Fees. - That's some real luck in Surulere. It's a colonial location, more reason why it's high. Ikoyi, GRA Ikeja and Palmgrove Estate are other colonial locations and are even more expensive.

Thnks for the information. 180k per annum for a large flat sounds pretty ok.

Are there any hidden expenses? How much would one pay for water, electricity, security, etc per year?

As per electricity, Usually that depends on the house, most houses now go for a digital meter, that is pay as you use cards. As for water, most houses have water, so you don't usually need to pay extra.

Security is costly, depending on how secure you want your place to be, but if one or two houses on your street are heavily guarded, then you are covered. God watches over the house anyway.
Now that OPC guys have been outlawed, Mallams provide the best form of security/gateman, needless to say, living in surulere without a car is hell. Taxis are expensive and bikes are not allowed in many places.
Heavily guarded estates or blocks cost even more, maybe an added 40K per annum or more - please note that.

Surulere may be so private, armed robbers rarely attack but the proximity to Alaka Estate makes it unsafe to wander at night or very early in the morning. Keep your gates and doors locked, don't pack outside - especially on Eric Manuel Crescent (your car could be in Ladipo by 6am) don't carry laptop bags, use backpacks. May God be your guide.

As for hidden charges, Agent fees are the only visible ones, Don't be surprised an Agent's cut could be 60K out of the 360,000 - Yes, agents are really greedy and you pay more when you go through Registered but trustworthy Agents like Jide Taiwo & Co but they won't run away with your money!

One last thing, try to contact the person who's just moved out or do a site survey yourself, if its an usual target for robbers, or flood or heavy wall cracks or whatever, please do your research before you pay or move in - I wish we could have some sorta 1 Month Free Trial or Moneyback Guarantee! grin You never can tell especially when the person moved out not because of increase in monthly rental, or built his own house, or has a better offer elsewhere.

If good and clean deals can be advertized in here,I will appreciate it.I went arounf with an agent to inspect some houses in Ikeja, along Opebi bypass and off Allen, and I was heavily disappointed.The 3 b/d off Allen was messy,and the landlord had goats moving up and down the building.I mean,a messy place.The one along Opebi bypass looked like a dormitory with insufficient parking space.

So clean deals would be appreciated.I work in VI and attend church services at Ikeja.So I will like to relocate to somewhere in between.Not Surulere.
