Therefore, based on the Information above, if for Example your Hostel Building is assumed to be Totally 100sqm., and you want to build in Ogun, which is in the southwest, and Finish the Building to Type 1 Specifications, It follows that Your Cost RANGE WILL BE, from the table above:

1.Total Sqm= 100

2.Location= Ogun, Southwest.

3. Finish= Type 1.

4. Rate for Ogun,under Type 1 = 94,714

5. Total Estimate= 100 X 94,714 = 9,471,400................Assumed Upper Limit.

6.40 percent discount = 0.4 X 9,471,400 =3,788,560

7. least Cost will then be = 9,471,400 - 3,788,560 = 5, 682,840.............Assumed Lower Limit.


The above means that as at our April Price Intelligence Database Records, a 100 Sqm Hostel of Type 1 Finish in Ogun state will cost you at least 5, 682, 840 or 9,471,400 at most.

A BOQ prepared by a Professional Quantity Surveyor will be able to give you precise answers as at today. The above is just an Estimate for taking action.

I have a feeling the quote i was given by my younger brother is inflated because i am overseas. Sadly, this are the challenges we face when live overseas. Yes, for the Type 1 Finishing, IF THE SQM of that Building is 100sqm the Cost Should not exceed what we calculated. My brother anybody telling you that over 3million will complete 16 units of selfcontained rooms is deceiving you big time.

We are on a project now on a village in north central nigeria. Ten units of selfcontained rooms and already we have spent over 3m and still have to erect fence, fix gate and install borehole water facility.

For a 16rooms hostel I advice you budget over N5.5m(minus cost of land and quotation is based on using normal doors, windows, fittings etc, nothing luxurious at all).


We can also help you handle the project. Every big thing starts small. Every building begins from the foundation so its better you start now and stop procrastinating. Below is a detailed analysis that could help you with your projections.

Quotation for 16units of selfcontained hostel(conservative rates)

6000 blocks at 120 = N720,000

Sand for setting 5 trucks = N75,000

Granite 50 tonnes =N220,000

Rods 12mm 1tonne = N120,000

Stirrups 40 length at 500=N20,000

Laterite 40 trucks, @ 7000=N280,000

Dangote Cement 350 bags at 1,200 = N420,000

Woods for lintel, 50 length at 800= N40,000

Nails = N15,000

Roofing/Ceiling =N1,500,000

Labour costs = N550,000

Total is N3,960,000


Other items to buy for the interior are stated below(read carefully).

1. Metal doors(for entrance) - 16pieces

2. Wooden doors(for kitchen and toilet) - 2 x 16rooms = 32pieces

3. Floor tiles for rooms(this is important if you want students to pay good cash for the hostel)

4. Floor tiles for kitchen and toilet

5. Wall tiles for kitchen and toilet.

6. Wash hand basin for kitchen - 16pcs

7. WC set for toilet - 16pcs

8. Buglary proof for windows - 48pcs

9. Windows - 48pcs

10. Paint for the interior and exterior

11. Wiring and Electrical switches

12. Generation change over switch - 16pieces(this is very important to avoid students from tampering with the wiring system)

13. Main gate: between 70k and 120k depending on choice and quality

14. Borehole water facility(if you can't afford it, you can drill a deep well and install pumping machine)

15. At least two big water tanks for the students


Now you can see why I said you should budget over N5.5million. So my brother to avoid getting stucked in between the project I advice you plan thoroughly because if you fail to plan, you have already planned to fail. My own little advice for you is to ignore people who just quote prices but can't be objective and detailed. You will excel and succeed on the hostel project in jesus name(amen)
