10 REASON TO INVEST IN REAL ESTATE.

1) All millionaires have one
thing in common; they’ve either made their wealth through real estate or
hold part or all of their wealth in real estate. Why not model what is
proven and successful?


2) It’s the most tax advantaged investment asset in the world. You can
take depreciation deductions, interest deductions, expense deductions,
and ultimately come out paying little or no taxes on the money you’ve
earned (legally too).


3) It’s the easiest way to leverage other people’s money (OPM).
Conventional loans can be had for 20% down – so you can control a
million dollar asset with only $250,000 down. You can’t do that with paper
assets, unless you’re using a margin account (and that requires you have
a significant cash reserve and comes with many other limitations).


4) It’s the best way to leverage other people’s time (OPT). Smart real
estate investing creates truly PASSIVE cash-flow. You will probably end up
spending less than a few hours a month managing your portfolio if you do
it right the first time, because you will have the best experts and
professionals on your side.


5) It allows money to work for you. When done right, a good portfolio not
only pays for itself, it pays you consistently. Your debt is paid down by
your tenants, which builds equity, and as rent increases, your property
goes up in value (oh, and you make money every month, did I mention
that?).


6) It’s one of the best hedges against inflation. A 30 year mortgage at a
4 or 5% interest rate is basically erased over the course of its existence if
real inflation continues at or above 6%. So while the dollar loses value,
the debt you owe actually becomes less and less expensive. This is a

7) Investing for cash-flow has a better (and more consistent) return than
paper assets. From October 2007 to October 2012, the Dow Jones
Industrial Average was down 15% (better than down 50%, like it was in
March 2009). Conversely, rents have increased over 8% in the same
period. Wait, but what about the housing bubble!

education and you’re going to need experts to help you, but real estate
investing is accessible to anyone. You can try to time the market and
trade stocks, or try to create a business from scratch – and you should
definitely try those things if you’re interested in them – but in terms of
investing, real estate is the most accessible and consistent path to
wealth creation.
