You forgot to add 'instant allocation'. No estate land being sold under 10M is instantly allocated. I've dealt with tons of estates and this has been my experience.

Also, ensure ur surveyor conducts a search on the land before payment.

You're the one to get who would prepare your Deed of Assignment and Survey plan. Don't ever let the seller do it for you as you've just shot yourself in the foot.

The truth is that ur budget is really tight and you can buy at that price only from the landowning families in that area. You need to be very vigilant or else, you may buy land that has been sold to someone before or under government acquisition.

I know these cos I'm a lawyer and I deal with these issues daily.
