(1) ESTABLISH A BUSINESS ON IT; This will depend largely on its location, that notwithstanding, with an eagle eye and a shrewd business sense, one can still establish a business that will solve a particular need in that giving community. Examples of business one can do with relatively low start-up capital include (a)Viewing centre (b)Selling water from a bore hole (c)Relaxation spot/joint (d)Car wash (e)Block industry etc. The beauty in this is that you must not necessarily manage it yourself, rather, you could as well provide the capital, establish a particular business and concession it out with a mutual agreement on what would be paid to you daily, weekly, monthly or quarterly basis while the person managing it takes care of the running cost. If you have the time, you can also go into partnership with an investor and be involved with the running of the business.

(2) [b]AGRICULTURE; [/b]Sometimes I see myself getting angry unconsciously when I look at expanse of Land lying fallow and unwittingly turned into a habitat for rodents, reptiles and wild trees, when they are not a sanctuary or game reserve for endangered flora and fauna.
Irrespective of where any land is located, it would perfectly suit a particular kind of agricultural practice, be it farming or animal husbandry. examples include Plantain/banana plantation, pineapple orchard, palm plantation, cassava and vegetables others are poultry farming, piggery, grass cutter farm, fish pond etc.

(3) LEASE; [/b]This does not need much explanation. In this era of church proliferation, you could lease your land to a Pentecostal or any ministry. All they have to do is to clear the bush and erect a temporary structure. Aside church, you could also lease your land to be used for a nursery or primary school, mechanic workshop, block industry, farming purposes etc. Though this could lead to problem or litigation in future if not handled properly, so you should emphasize on allowing only temporary structures like shed, "batcher" cabin, etc that could be easily be dismantled without much losses as against erecting concrete structures. Also make sure that every important detail is documented and the tenor should be short and subject to when you will need to make use of the land.

(4) [b]BUILD CABINS/ZINC STRUCTURES AND RENT OUT;
This is common in big and expensive cities like Lagos, Abuja, P.Harcourt, Owerri etc. In fact, I was shocked when I went to a place in Owerri and discovered that people pay as much as two thousand(2000) to three thousand(3000) naira per month for such slum dwellings! Most times, such places lack facilities like toilets, bathrooms, bore-holes but you can make yours more comfortable for your tenants to live in.
