Without casting aspersion on the federal government, there is a serious lull in commercial activities across the length n breath of Nigeria due to the recession. I'm sure you know that real estate sector in any part of 9ja won't be left out.
I have access to 5 different Realtor's whatsapp groups and by the reason of the avalanche of adverts churned out daily Without commensurable sales; I'm afraid to say that there is a serious glut in this sector.
The price of this property is okay considering the rate at which naira has been devalued.

Except you are stealing government money or extremely successful... No one in Ibadan Nigeria will buy this for 35milla. Acre of land is around 300k in some areas... And erecting such a structure well planned you'd have an orchard and some change left.

I apologize if I came across as questioning the price of the property. I wasn't and I actually have no idea on the property values in Nigeria, none.

I thought the area being Bodija would command a quick sale as it's desirable.

As far as tips. From the perspective of a diasporan, we generally tend to like seeing a lot of pictures of various angles. We just can't pop in and look by ourselves.

So my one and only tip is to try to do a picture/video presentation on the properties that you represent.
