YOU NEED TO CONSIDER IF THERE OTHER VACANCY IN THE SAME HOUSE: if the house is not a new house you have to ask your self why are there other vacancies and what made the former tenants to pack up, most times it emanates from from the landlord /care taker as he/she may not be talking good care of the house and may even be troublesome.. so before renting a house you need to do your own background study do not rely solely on the house agent, you can seek information from neighboring houses.
2.ETHNICITY OF TENANTS: you have to consider the indigenous tribe of the tenants, if you want to rent a house of 7 tenants of which 6 are Igbo's or Yoruba's my brother renting such house will make you be isolated My advise here is rent a house with diverse ethnicity and religion
3.SAFETY AND SECURITY : your rest of mind should always come first, staying in a house that is free from danger and well secured enhances your productivity

Check if there is water and if the landlord is occultic,also if na public yard,check if u fit leave ur gen outside for night,check if u fit spread clothe outside without anybody stealing it,check if mosquito dey disturb well well,check if the fence dey short or tall or protected,check if bush dey surround the area,finally check if u fit pay the rent after the about to be paid one expires.
