Why buy from an estate a land that won't add to your own estate?

Ibeju Lekki is a fast appreciating commercial hub with massive investments being jointly made in the axis by government and the private sector, targeted at making Lagos emerge as the next destination for business in Africa.

It's the home of the Lekki Free Trade Zone, Dangote Refinery, Deep Sea Port, Dangote Fertilizer Plant And The New Airport, and so on

It's pertinent to mention of the high sensitivity of the zone in terms of land titles and likelihood of government acquisition.

Bottom-line is that you should make consider findings because good title is key to an investment. If you must dole out that hard earned money to buy into any of these numerous estate 'fast selling' as they like to say, be clear of the root title.

You owe yourself that due diligence.

Some estate developing companies tell big fat lie even when they don't have any document, they still claim they do, and this is highly condemnable.

Before you buy any land around that region, the following are some of the questions you should ask yourself.

Is the land not subject to committed acquisition?

Is it a titled land or just traditional ownership?

In whose name are the titles they flaunt?
C of O, Excision and so on.

Who did the estate company contract with?

What mode would the ratification of the land title take?

What are the other hidden and ancillary charges?

Do you even bother to read the FAQs annexed to application forms where they cleverly scribble and position a future injury for you?

Have you put all these in consideration and fully understood?

Here's the thing, it will shock you to know that majority of people running close to eighty percent of buyers of estate lands and particularly ibeju lekki lands don't bother to investigate titles because they over-trust they are sold by the Outlook of the developing Estate Company.

How unfortunate.

Some properties bring you rest of mind, some bring your mind to pieces and sadly, the future cross-legs and awaits litany of doomed buyers or supposed owners who will re-buy their properties.

You can only rebook this when you do your due diligence and ascertain the true legal status of the land you want to buy, irrespective of whether it's an estate company who is selling or whether you are buying directly from the omoniles.

Here's another truth, marketers are entitled to commission when they market to you and you buy from the company, just as it's the model with other types of business, so ask yourself why they tell you everything that underlies.

However, while some marketers or estate company are even oblivious of the risk hanging on the neck of the buyers of their property, some indeed genuinely know of such and yet choose to make whoever is gullible swim. It is therefore for you to seek knowledge, because it's the principal thing known yet.
