New trend of scam by Real Estate Companies in Nigeria

Gone were the days investors were scared of Omo onile or Land grabbers for the fear of been scammed
Now investors prefer to buy from Real estate companies to be on a safe side.
No doubt about the fact that we have many reputable real estate companies in Nigeria with
integrity BUT there are also some who are out to scam people by doing the following:
1.They scam investors by selling lands that doesn’t exist then they are exposed when its time for allocation.
2.Some charge for developmental or infrastructure fee and yet not even a fence or road in the estate.
3 Another type of scam is selling lands even when the estate is already sold out.
4.They also scam investors by marketing lands they have not paid for, some go as far as doing banners, posters, social media campaign and all. Mean while they are yet to pay the land owners, eventually another company B comes for the same land and company A loses the property and investors have already subscribed to the said estate.
5.Some fraudulent companies take clients to inspect properties not meant for them they even go as far as do videos on the site and also take pictures.
6.Another form of scam is selling land or properties with fake documentations.
7.They also over price their properties so as to give Agents/Realtors incentives at the expense of the investor for example
Sell 6 plots and win a Toyota Highlander and an all expense paid trip to America
Must we put a knife to the throat of investors
Do we have to scam people to be relevant in Real estate business
Do you have any experience of such fraudulent practices?
kindly add yours to save an investor today!!!!!!!!!!!!!!!!!

Sad. The real question is: what can be done against these real estate companies?

Some that have been around for 10+ years also do this!
