This legislation has to do with most of the States of the former Western Region of Nigeria property transactions, with some features of the law below stated:

1) No sale of land shall be enforced except there is a note or memorandum in writing of the sale, containing the terms of the sale and signed by the person to be charged. See Section 67 (1) PCL

2) All conveyances of land or interests in land for the purpose of creating any legal estate are void unless they are made by deed. See Section 77 (1) & 78 (1) PCL


3) Where a person executes a deed, he shall either sign or place his mark on it and sealing alone is not sufficient. See Section 97 (1) PCL

4) The right to create leases are safeguarded so long as certain elements exist in it. See Section 79 (2) PCL
