Timeline
The start to finish (project is about 98% completed) was about 13 months

Execution Strategy
Project site was a bit far from my place of residence besides I was 80% of the time out of the state where project is. So I had to go the way of competitive bidding in executing the project:
1. Broke project into phases with clear and documented delivery for each phase
2. Aggregate competent professionals to bid for each phase. Do a site visit with them or draw out the expected end results to be sure they understand the scope they are expected to bid for
3. Give specified project phase to the lowest bidder. Sometimes based on the estimate from the lowest bidder, do a renegotiation with him. key here is to be sure that the bidders are all competent professionals else one wannabe will quote the lowest and use your project for practice. With the quantity of projects display on the property section and with referrals from friends and colleagues, it was quite easy gathering the right professionals for each stage.

Lawyer - https://www.nairaland.com/lawyer - Barrister Matthew is a professional to the core. His advise and attention to details is excellent. Highly recommended
Architect - https://www.nairaland.com/darenyx- Very dynamic and creative young man that knows how to manage space. Even though he was preparing for his wedding around that period, he did an excellent job with the brief. Highly recommended
Structural Engineer and Builder - https://www.nairaland.com/aventures - Engr Niyi handles all the structural work and carcass from foundation to roofing. He is a professional to the core. Even those who competed with him couldn't help but commend the good job he did. Highly recommended. He has recently introduced re-useable steel plates for all form work. Instead of you to buy wood, you can rent steel plates for your raft, beams, columns, and slabs from him
Paint Producer - https://www.nairaland.com/gbadexy. Mr 'Gbade understands the chemistry of paint and he produces quality paints at affordable prices. Beyond his products, he offers good advice and support. Highly recommended
The blocks, sands, cements and granites were mostly supplied by Chekitaut https://www.nairaland.com/chekitaut. Chekitaut has already carve a niche for himself with respect to material supply. His 30tons is 30tons. No shortcuts. I wish he will find investors who will invest in getting trucks to aid his ever growing demands. You may contact him if you are interested. If value for money is key to you, then he is highly recommended from me

The plastering, PoP, aluminum work, welding work, tiling, furniture work, electrical and plumbing jobs were handled by folks outside nairaland. Folks I can recommend if you need their services.

The whole project may not have been a picture perfect executed to the books but sure much more than the average you see around.

All apartment were paid for a month before the building was ready

A truly good job and the rent levels are good too. The build cost would probably not be a joke but if you can keep to a good spec you get to choose your tenant and set your rent levels. Well done.

16 units on a plot and still on 2 floors must be a clever designer.

The bedroom is 12.96sqm
Sitting room is 13sqm

It has two balconies...
Two toilets... One ensuite and a very small visitors toilet

The compound can pack 14/15 vehicles

The plot is almost 800sqm... Bigger than the usual 60 * 120

Thank sir. But I have a concern, the water storage tank provision seems small ooo boss, this peeps might need to pump like twice a day. A 9m high with 8 Storage tank capacity, would have been the best. I just did 10 tank capacity of 12 m. I will share the pics shortly
