Are you looking to purchase land in Nigeria? You had better read this article to get acquainted with the standard procedures of purchasing a piece of land in Nigeria.

So many people rely on third parties to help them acquire properties. Yes! this is a good idea but then, are you transferring your rights of purchase to the right person? In purchasing land in Nigeria, there are certain documents to request and further ones to be cited before concluding a stage. Yes! Land purchase should be carried out in stages. Confirm one document before you move to the other. Listed below are documents in play when the purchase of a parcel of land begins.

Survey Plan

This is an important document to request. It provides the details of a property, showing its accurate boundaries, as well as its area. You can purchase a parcel of land with unknown boundaries. Furthermore, the survey plan affirms the fact that the property belongs to someone and is indeed registered. The survey plan must show the following:

- The document must bear the name of the owner of the land surveyed.
- Address of the land surveyed or the description of the area.
- The size of the land surveyed in square meters.
- A sketch showing the shape and dimensions of the surveyed portion.
- The beacon numbers.Surveyor's details showing his/her name, the date the survey was drawn up, and the stamp of the surveyor.
- A "FREE FROM GOVERNMENT ACQUISITION" stamp.

Approved Layout Plan

This is also a necessary document as it allows you to make a choice on purchasing that piece of land you so design. You may want to take up a very large and delicate project like a petrol station, a private airport strip, a shopping mall, or even build a mast for your telecom business. It is necessary you look at this document as it reveals to the possibility of finishing your project. The Government does not approve petrol stations within residential areas, neither do they approve mast structures at just anywhere. Hence you have to find out these details before you purchase certain parcels of land.

Deed of Assignment

This is a very important document to consider when purchasing a piece of land. Actually, this document is issued after payment. This is a document that contains an agreement which states that the seller of a property or land has transferred on his/her rights, interests, title, and ownership of the said land/property to the current buyer. For this to be valid, there are certain pieces of information that should be contained in the document.
