Lagos state governor, Mr Babatunde Fashola, has sought the cooperation of the members of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) to revisit the assessment fees being charged on properties.

Governor Fashola who spoke when he received members of NIESV who came to Alausa to decorate him as a patron of the institution added that there is a need for members of the public to know the basis of the assessment and the legal regime for it.

He noted: "If we begin to put mark up of five, 10 and 15 per cent on properties we want to let out, it makes it more difficult for poor people to get homes. The cost of getting a home having to pay two years rent and then pay estate fees of 10 or 15 percent in addition to solicitor fees of 10 per cent takes the rent out of the reach of the ordinary man".

The governor reiterated that as property values are going up what government expect is to begin to see a downward spiral in the commission that are charged so that an improvement can be achieved in the size of the commonwealth rather than diminish it.

He appealed to NIESV members to empower the citizens to own homes by creating rental values for medium and low income earners.

Governor Fashola said investigation has shown that activities in the mortgage sector is increasing, adding that it represents a veritable avenue for the professional estate valuers and surveyors to increase their turnover which would be reflected in the volume of transaction rather than the quantum of charges.

He charged the members to begin to diversify and multi-dimensionalise their practice by taking on young school leavers while government would be ready to support with the micro finance schemes to encourage young graduates to set up small partnerships.

Noting the inadequacy in just being a graduate searching for a job, the governor stressed that what is needed is a situation where a civil engineer, a builder and electrical engineer come together to form a partnership since the equipment needed are minimal and therefore could be sustained.

He said the state has invested a lot of money in developing a Geographical Information System for Lagos, which would soon be deployed so that people can access maps and data about every inch of real estate in the state.

"Our mortgage and housing policies continue to require your professional expertise, your assessment and valuation of properties and land, but even after the houses have been built they need to be managed and maintained", Governor Fashola said.

He said Lagos is heading towards a land utilization policy aimed at preserving and getting the best value out of every land by building vertically, adding that there would therefore be a need for the deployment of more tools and equipment professionals to tend the buildings.

He said he foresees a new economy where young builders, engineers and electrical engineers can start life going to maintain these flats and buildings in a new environment which can open up a new vista within the economy that has so many parts unexplored.

Governor Fashola said each time he hears about unemployment, he wonders why, because Nigerians have no reason to be unemployed as new chapters could be opened in the economy of states which would address the question of jobs.

He also said the assistance of the NIESV is needed in ensuring that the partnership and understanding of the members of the public is cultivated in the implementation of the Land Use charge, saying government has been very magnanimous in refusing to increase the rate because of its compassion for the people.

Governor Fashola said certainly the time will come when the government will have to review the rates because if the property rates continue to go up, government will need to get some money back in the system.

He said as the rates are going up government expects to see a downward spiral in the percentage of commission that is charged so that it can improve the size of the commonwealth rather than diminish it.

He also asked for voluntary tax compliance from the professional bodies saying government looks forward to a time when 100 percent of professional bodies would be tax compliant, adding that the extra funds spent in tax recovery drives may make much difference to the populace.

Speaking earlier, president of the NIESV Mr. Bode Adedeji commended Governor Fashola for the unmistakable revolution that he has brought into governance through visionary leadership, uncommon character and unwavered courage amidst myriad of challenges.

He reaffirmed the determination of members of the professional body to identify with the administration's revolutionary initiatives especially as regards the built environment.

He later decorated the Governor as a patron, of the institution and as well presented him with the award of the best Performing Governor in the conceptualisation and execution of the built-environment projects.

Prominent among those who attended the event were the state commissioner for Housing, Mr Dele Onabokun, his Physical Panning and Urban Development counterpart, Francisco Abosede; Permanent Secretary in the Lands Bureau, Mr Gbenga Ashafa and members of the executive of NIESV Mr. Emeka Eleh, the vice president, Mrs Olayinka Fatunola- Ajayi, the treasurer and Mr. Kunle Awolaja the assistant secretary.

Seeing the price listed for houses in Lagos, how do they expect an ordinary man like myself to afford a house?

Fashola should concentrate on repairing the roads and tar the streets jooo!!!!.

We over-rated and over-praised him at the onset,BRF is only concentrating on the island(ikoyi,v/i kekki etc) alone to the detriment to the other parts of main land lagos
